Director of Facilities, Security, and Capital Projects

POSITION SUMMARY

The Director of Facilities, Security, and Capital Projects is responsible for the management, maintenance, safety, security, and long-term stewardship of Brandywine-owned properties, facilities, grounds, infrastructure, and physical assets, including three National Historic Landmark sites. The Director provides strategic oversight of facilities operations, security programs, capital planning, maintenance activities, and construction projects across the organization.

A critical responsibility of this position is serving as the Museum's senior internal leader for major capital projects, including Brandywine's publicly announced $100 million campus and building initiative — a transformative expansion designed by Kengo Kuma & Associates with landscape architecture by Field Operations, set within a 325-acre public preserve with 10 miles of trails. Working closely with the Museum's Owner's Representative, as well as architects, engineers, construction managers, contractors, consultants, and internal stakeholders, the Director serves as Brandywine’s principal point of coordination for project-related matters through design, construction, and opening.

In addition to this leadership role on the Museum's major expansion initiative, the Director directly manages a portfolio of smaller capital improvement projects across Brandywine's campus and properties, including renovations, infrastructure improvements, building upgrades, adaptive reuse projects, and facility expansions. Current priorities include the elevation and expansion of an existing campus building to accommodate administrative office space and related operational functions.

POSITION RELATIONSHIPS

The Director reports directly to the Executive Director & CEO and works closely with the leadership team. The Director serves as theprimary internal liaison to the owner’s representative and project stakeholders, and will have significant interaction with the Buildings & Grounds Committee of the Board through presentations, reports, and committee participation.

RESPONSIBILITIES

Facilities & Operations

  • Lead the Facilities, Security, and Capital Projects Department and prepare and manage the annual operating and capital budgets.
  • Oversee facilities operations, maintenance, grounds, utilities, and regulatory compliance across all Brandywine-owned properties.
  • Lead and develop facilities, maintenance, custodial, and grounds personnel.

Security

  • Oversee all security programs and personnel, including physical security, access control, surveillance systems, and emergency preparedness and response.
  • Direct security protocols specific to the protection of the Museum's art collection and gallery spaces, in coordination with curatorial and collections staff.
  • Develop and maintain emergency and life-safety plans covering facilities, grounds, collections, staff, and visitors.
  • Serve as the organization's principal point of contact for security-related regulatory compliance and incident response.

Capital Projects

  • Serve as the senior staff lead and primary institutional liaison for the $100 million campus and building project.Provide active internal oversight of project budget and schedule.
  • Work closely with the owner’s representative to coordinate project execution and stakeholder communication.
  • Represent organizational priorities throughout planning, design, and construction.
  • Directly manage a portfolio of other capital projects, including the current priority of elevating and expanding an existing campus building for administrative office space, along with other renovations, infrastructure upgrades, and adaptive reuse projects as they arise.
  • Prepare project updates and presentations for the Executive Director & CEO, senior leadership, Board of Trustees, and Board committees.

QUALIFICATIONS

  • Bachelor's degree in facilities management, construction management, architecture, engineering, or a related field; advanced degree preferred.
  • Minimum 7–10 years of progressively responsible experience in facilities management, construction project management, or capital project delivery.
  • Significant experience managing capital projects, budgets, procurement, contractor oversight, and construction administration.
  • Experience collaborating with Owner's Representatives, architects, engineers, contractors, and consultants.
  • Experience with institutional or museum security programs, including collections protection, strongly preferred.
  • Excellent communication and presentation skills, including experience presenting to executive leadership and boards.
  • Experience with computerized Maintenance Management Systems.
  • Experience with Building Automation Systems.
  • Technical proficiency in building systems (HVAC, electrical, plumbing).
  • Professional certifications such as PMP, CCM, CFM, or PE a plus.

PHYSICAL REQUIREMENTS

Ability to walk campus grounds and active construction sites in all weather conditions; ability to climb stairs and ladders and access rooftops, mechanical spaces, and construction areas as needed; ability to lift up to 50 lbs. occasionally.
