Lutheran Social Ministries of Maryland (LSMMD) seeks a Director of Facilities to lead all maintenance, safety, and facility operations at our Ellicott City campus. You will oversee capital planning for the large CCRC, preventive maintenance programs, and regulatory compliance to ensure a safe, efficient, and well-maintained community environment.

Qualifications

• Minimum 5 years of experience in facility operations and risk management.
• Experience leading teams and coordinating maintenance, transportation, and safety.
• Strong budgeting, regulatory compliance, and preventive maintenance knowledge.

Responsibilities

• Implement and maintain a Plant Maintenance program to reduce risk and costs.
• Supervise maintenance, transportation, and safety teams with scheduling and training.
• Develop and oversee a computer-based work order management system.
• Ensure compliance with OSHA, Life Safety Code, CMS, and other standards.
• Oversee grounds, landscaping, snow removal, parking, roadways, and lighting.
• Develop operating budgets for capital repairs, plant management, and utilities.
• Coordinate emergency response and 24/7 on-call coverage.
• Prepare operational and financial reports and participate in committees.

Job description

We are seeking an experienced Director of Facilities and Capital Planning to lead all maintenance, safety, and facility operations located in Ellicott City, MD. This role oversees capital planning for a large CCRC campus, preventive maintenance programs, safety, transportation services, grounds maintenance, emergency preparedness, departmental budgeting, team member supervision, and regulatory compliance to ensure a safe, efficient, and well-maintained community environment.

Responsibilities:

• Implement and maintain a comprehensive Plant Maintenance program that reduces risk and minimizes corrective maintenance costs .
• With the support of the Assistant Director of Facilities, supervise maintenance, transportation and safety team members, including scheduling, on-call rotation, training, and performance management.
• Develop and oversee a computer-based work order management system, establishing priorities to ensure efficient completion of work
• Partner with administration and compliance staff to ensure adherence to all regulatory and accreditation standards (OSHA, Life Safety Code, CMS, etc.)
• Oversee campus grounds and exterior operations, including landscaping, snow and ice removal, parking areas, roadways, sidewalks, and exterior lighting.
• Develop and administer operating budgets for capital repairs, plant management, and utilities; monitor and analyze budgetary variances
• Coordinate emergency response procedures and 24/7 on-call maintenance coverage.
• Prepare operational and financial reports and participate in organizational committees.

What You’ll Need as a Director of Facilities:

• Bachelor's degree in business, Engineering, Healthcare Administration, or related field preferred.
• Minimum 5 years of experience in facility operations and risk management, preferably in higher education, a healthcare or senior living environment, with at least 3 years at a key leadership level.
• Strong knowledge of institutional HVAC, plumbing, electrical systems, and preventive maintenance programs.
• Experience with budgeting, maintenance software, and regulatory compliance.
• Excellent leadership, communication, organizational, and problem-solving skills.
• Ability to work independently, manage multiple priorities, and respond effectively in emergency situations.
• Ability to lift up to 25 pounds and assist with emergency evacuation procedures if needed.
