Job summary

Otterbein SeniorLife is seeking a Director of Maintenance Services to lead all aspects of building maintenance, grounds upkeep, and vehicle/equipment care. The role collaborates with the leadership team to maintain a safe, high-quality living and working environment for residents and partners.

The position supports Otterbein’s Total Quality Management efforts, participates in Quality Improvement committees, and advances health and wellness for those served.

Qualifications

• Education: High School Diploma or GED.
• Licensure: Valid Driver’s License; chemical application license preferred.
• Experience: Knowledge of building construction, plumbing, electrical, vehicle/equipment repair, painting and grounds keeping.

Responsibilities

• Review maintenance work orders and assign priority.
• Complete work orders in a timely manner.
• Procure supplies and small equipment for maintenance and grounds upkeep.
• Monitor work to ensure quality and safety.
• Assist in periodic reviews of buildings and grounds needs.
• Maintain the budget and plan repairs and overhauls.
• Repair and install pumps and motors; calibrate and adjust systems as needed.
• Keep logs and monitor gauges, temperatures and humidity.

Overview

To lead all phases of building maintenance, grounds keeping, maintenance and upkeep of all company vehicles and equipment.

Assumes service-oriented attitude to gain a sense of pride and accomplishment. Accepts the team approach with dedication and commitment towards all work performed. All work is to be of a high quality and performed honestly and timely.

As a member of Otterbein’s leadership team, it is expected that the Director of Maintenance Services will work with other leadership team members to provide a safe and enjoyable living and working environment for our residents and partners. The Director of Maintenance Services will support Otterbein’s Total Quality Management efforts and participate in Quality Improvement committees from time to time. As a member of the Otterbein Team, it is expected that the Director of Maintenance Services be committed to advancing health and wellness to the individuals we serve.

Responsibilities

• Reviews Maintenance work orders and assigns priority.
• Completes work orders in a timely manner.
• Procures supplies and small equipment as needed to ensure prompt and efficient maintenance and grounds upkeep.
• Monitors work to ensure quality.
• Assists in periodic reviews of condition of buildings and grounds to identify emerging needs.
• Maintains the budget.
• Determines by regular inspection the repair and maintenance work necessary to prevent breakdowns and major overhauls. Recommends when equipment should be shut down for major overhauls. Plans sequence of operations and methods to use when making repairs, replacements, mechanical alterations, and overhauls, following trade practice and manufacturer’s specifications.
• Repairs and installs pumps and motors. Checks and calibrates systems after installations and makes necessary changes, adjustments and modifications to obtain desired results, using blueprints, sketches, and manufacturer’s specifications and manuals to obtain location and details.
• Makes operating adjustments as required. Checks and replaces thermostats. Maintains log of gauge readings and other operating data and periodically takes temperature and humidity readings in given areas. Utilizes hand tools and air measuring devices such as thermometers, manometers, and draft gauges.
• Completes grounds keeping, snow removal, water treatment and wastewater treatment, and security as directed.
• Follows all established policies and procedures including infection control, Universal Precautions, safety regulations, personnel policies, etc., to assure that quality resident care is maintained.
• Develops and maintains a good working relationship with supervisors of other departments, as well as with other staff.
• Chairs safety committee. Reports all accidents/incidents and hazardous conditions and equipment.

Qualifications

• Education : High School Diploma or GED.
• Licensure/Certification: Valid Driver’s License and prefer chemical application license.
• Experience: Knowledge of building construction, plumbing, electrical wiring, vehicle and equipment repair, painting and grounds keeping.
• Skills: Must be detailed oriented and have excellent literacy and writing, documentation, communications and interpersonal abilities. Must be able to use tools and equipment required.Must be able to read and understand blueprints.
