Full Time El Segundo, CA, US

2 days ago Requisition ID: 1238

Salary Range: $100,000.00 To $120,000.00 Annually

Director of Engineering

Nara Hotels is a family-owned owner-operator of select-service and extended-stay hotels in Southern

California. The portfolio spans the Hyatt, Hilton and IHG brand families and is concentrated in two of the

region’s deepest demand markets: the LAX / El Segundo corridor and the Anaheim Resort district. Nara

develops, renovates and operates its own hotels, underwrites in-house and moves decisively on family

capital.

The company is growing. Renovation and brand-conversion projects are underway, and additional

acquisitions in Southern California are in process.

THE ROLE

The Director of Facilities is a new corporate position that owns engineering, preventive maintenance and

the capital program across every hotel in the portfolio. You will set one engineering standard for all

properties, run renovations and brand projects end to end, and lead the property engineering teams

through their chief engineers. You report to the Chief Financial Officer and work closely with the General

Managers, the operations leadership and the acquisitions team.

What you will do
Capital projects and brand programs
  • Build and maintain the annual and five-year capital plan for each hotel, with costs, timing and brand deadlines
  • Run property improvement plans, brand conversions and renovations end to end: scope, design coordination, competitive bids, contracts, schedule, budget, draws, punch and close-out
  • Keep every hotel compliant with brand standards and quality-assurance programs
  • Review property condition assessments and improvement-plan estimates for acquisitions
Engineering and preventive maintenance
  • Set one engineering standard for all hotels: preventive-maintenance calendars, guestroom maintenance cycles, work-order handling, equipment inventories and warranty files
  • Own the maintenance platform and its data, including preventive-maintenance completion, work-order close times and repeat issues
  • Audit each hotel at least quarterly, covering HVAC, boilers and water heaters, elevators, pools, generators, roofs, building envelope and fire and life-safety systems
Life safety, compliance and risk
  • Ensure fire and life-safety testing, elevator and boiler certificates, backflow, pool health and ADA items are current and documented at every hotel
  • Maintain written emergency procedures and lead the response to mechanical failures and natural events
  • Support insurance inspections, claims and loss-control recommendations
Vendors, contracts and energy
  • Consolidate portfolio service contracts (elevator, fire and life safety, HVAC, waste, landscaping, pest) and rebid them on a schedule
  • Benchmark utilities by hotel and lead energy and water reduction, including utility incentive programs
Team and reporting
  • Lead the property engineering teams through their chief engineers: hiring, training, certifications and succession
  • Set engineering staffing and budgets with each General Manager
  • Report monthly to ownership on capital spend versus budget, project status and maintenance KPIs
What success looks like in year one

1. A five-year capital plan for every hotel, with deferred maintenance and life-safety gaps documented and funded

2. Renovation and conversion projects delivered within approved budget and schedule, with rooms out of order held to plan

3. One preventive-maintenance program across the portfolio, with completion, close-time and guestroom-cycle KPIs reported monthly

4. The largest service contracts rebid and a utility baseline set for each hotel with reduction targets
