The Director of Development will be a valued member of the Corporate Development team of the North American division of Edged Data Centers. The Director of Development will lead and manage the predevelopment activities across the entire company as well as lead the creation of development business plans. This leader will work extensively across various internal and external stakeholders including the Acquisitions, Design, Construction and Operations teams as well as third party consultants, engineers, and municipality staff. The Director of Development will work with the broader Corporate Development team to help source and diligence new acquisitions and evaluate investment opportunities.

The Director of Development needs to be an agile, team-focused individual, with a proven ability to work across multiple large capital projects simultaneously. The right person is highly organized, self-motivated, has excellent communication skills, can think strategically, and works equally as well independently as with a team. • The United States targeted base salary pay range for this position is: $200,000-$275,000 + bonus (this range will vary by location)

• This position is Bonus eligible.
• Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.

Key Responsibilities

Include but are not limited to:

• Lead the due diligence, entitlements, permitting of multiple projects to facilitate new data center developments
• Assist in site selection and review of new acquisition opportunities, with a specific focus on identifying development potential and key risks and develop risk mitigating strategies
• Work with Construction team to develop high level development budgets and schedules for project approvals
• Work with across internal and external stakeholders to create master campus development program business plans and budgets
• Create reporting and updates on predevelopment program and project status updates on a regular cadence to help drive internal decision making
• Draft scopes of work for due diligence, campus master planning, and permitting and participate alongside the construction team in vendor screening, evaluation, price leveling, selection, and contract negotiations
• Establish due diligence, entitlements, and permit schedules and manage internal & external teams to on-time completion
• Work with the internal construction team to enhance project management processes and protocols
• Represent Edged in meetings with public and regulatory stakeholders

Education and Experience

• Bachelor's degree in Construction Management, Engineering, Real Estate, or related field
• 10+ years of experience with construction or development company, with specific experience in various project delivery methods taking projects from conceptual development through procurement to punch list completion
• 5+ years of experience in Data Center development
• 5+ years of experience creating project budgets and estimating project costs.

• Excellent interpersonal, written and verbal communication skills
