Job summary

Luther Oaks, a faith-based senior living campus operated by Lutheran Life Communities in Bloomington, IL, seeks a Director of Building Services to lead maintenance, safety, and security for the full campus. You will manage the Building Services and Security teams, oversee preventive maintenance, and ensure CMS Life Safety Code readiness.

Key responsibilities include budgeting, vendor management, and coordinating with nursing and memory support to minimize disruption for residents.

Qualifications

• 3 years of supervisory experience in healthcare settings such as skilled nursing, senior living, or hospital.
• Working knowledge of the CMS Life Safety Code (NFPA 101).
• Ability to pass a drug test and background check.

Responsibilities

• Oversee maintenance, safety, and security for the full campus including cottages, apartments, assisted living, memory support, and skilled nursing.
• Lead Building Services and Security teams including hiring, training, scheduling and coaching.
• Run preventive maintenance program for building systems, equipment, and grounds.
• Keep skilled nursing survey-ready for CMS Life Safety Code, including fire drills, inspections, and records.
• Manage department budget, vendors, and outside contractors.
• Respond to building emergencies and organize after-hours coverage.
• Coordinate repairs with nursing, memory support, and independent living staff to minimize resident disruption.

Earn $80,000 to $90,000 a year leading maintenance, safety, and security for an entire senior living campus in Bloomington, IL. Monday through Friday daytime hours.

Luther Oaks is a faith-based senior living campus run by Lutheran Life Communities. We offer independent living cottages and apartments, assisted living, memory support, skilled nursing, short-term rehab, and respite care, all in one community. As our Director of Building Services, you make sure every resident lives in a home that is safe, comfortable, and well cared for. That includes active retirees in their own cottages and people recovering after a hospital stay. You lead the team that keeps it that way.

What you’ll do

• Oversee maintenance, safety, and security for the full campus: cottages, apartments, assisted living, memory support, and skilled nursing
• Lead the Building Services and Security teams, including hiring, training, scheduling, and coaching
• Run the preventive maintenance program for building systems, equipment, and grounds
• Keep skilled nursing survey-ready for the CMS Life Safety Code, including fire drills, inspections, and records
• Manage the department budget, vendors, and outside contractors
• Respond to building emergencies and organize after-hours coverage
• Work with nursing, memory support, and independent living staff so repairs fit around residents’ daily lives

What you’ll need

Required:

• 3 years of supervisory experience in a healthcare setting such as skilled nursing, senior living, or a hospital
• Working knowledge of the CMS Life Safety Code (NFPA 101)
• Ability to pass a drug test and background check

Preferred:

• Experience maintaining a campus with several building types or levels of care
• Bachelor’s degree, or an equal mix of education and experience
• Certified Healthcare Facility Manager (CHFM) or similar certification
• Experience leading a department through a state or CMS survey

Pay and benefits

• $80,000 to $90,000 per year, with credit given for experience

Schedule

Full time, Monday through Friday, daytime hours. Some evenings and weekends as needed for emergencies, surveys, or projects.
