Job summary

American Homes 4 Rent, LP is seeking a Director of Land Development in Utah to lead residential lot development from due diligence to permitting, budgeting and on-site execution. You will coordinate design teams, manage budgets, and drive approvals while overseeing subcontractors and vendors to meet project goals.

The role requires strong leadership, 5+ years in land development, OSHA 30, a valid license, and proficiency in MS Office and take-off software.

Qualifications

  • Bachelor’s degree in Real Estate, Business, Finance, Economics, Commerce, or Construction Management preferred.
  • Minimum five (5) years of experience in land development design and/or land development.
  • Minimum three (3) years of supervisory experience managing direct reports.
  • Valid driver's license and satisfactory driving record required.
  • OSHA 30 certification.
  • Drone license from FAA (if applicable per market).
  • Knowledge of Air Quality Regulations and SWPPP protocols.
  • Strong computer skills with Microsoft Office and quantity take-off software.
  • Excellent planning and organizational skills.
  • Strong staffing development and appraisal skills.
  • Entrepreneurial spirit and willingness to take prudent risks.
  • Ability to interact effectively at all levels.
  • Excellent project management and analytical skills.

Responsibilities

  • Establish, manage, and maintain accurate development schedules and budgets.
  • Manage and communicate projected vs. actual budget reconciliation and cash flow projections including reimbursements.
  • Proactively resolve issues to keep development on-time and on-budget.
  • Select and manage trade partners to execute development work to our specifications.
  • Partner with subcontractors to prepare and process bid packages, contracts, change orders, check requests, invoices and bonds as necessary.
  • Partner with Land Acquisition team in building accurate development budgets/executive summaries for new land deals.
  • Assist Land Acquisition in gaining municipal approvals and identifying site issues.
  • Travel between job sites to inspect progress, problem-solve and validate work.
  • Continual communication to vendors, internal customers/market team, and municipal supervisors to ensure proper completion of project initiatives.
  • Secure final tract/plat acceptance and bond releases by governing municipalities and agencies.
  • Ensure long term success of the organization by providing turnover of communities to Property Management.

The Director, Land Development is responsible for the development of residential building lots through all aspects and phases of development, including but not limited to due diligence, management of design and permitting consultants, budgeting, permitting, scheduling, on-site development, vendor management and garnering necessary municipal permits and approvals.

Responsibilities:

  • Establish, manage, and maintain accurate development schedules and budgets.
  • Manage and communicate projected vs. actual budget reconciliation and cash flow projections to included development reimbursements releases.
  • Proactively work to resolve issues and potential issues to keep development projects on-time and on- budget.
  • Select and manage trade partners to execute development work to our specifications.
  • Partner with sub-contractors to prepare and process bid packages, contracts, change orders, check requests invoices and bonds as necessary.
  • Partner with Land Acquisition team in building accurate development budgets/executive summaries, including any future budget revisions, for new land deals to be acquired.
  • Assist Land Acquisition team in gaining municipal approvals, identifying site issues including easements, geotechnical, permitting, and environmental concerns, and overcoming obstacles to securing new land deals.
  • Travel between job sites in market to inspect progress, problem-solve and validate work.
  • Continual communication to vendors, internal customers/market team, and municipal supervisors to ensure proper completion of project initiatives.
  • Secure final tract/plat acceptance and bond releases by governing municipalities and agencies and ensure that all work follows City, County, Special Districts guidelines and codes.
  • In addition, ensure long term success of the organization by providing a proper turnover of our communities to Property Management.

Requirements:

  • High school diploma/GED required
  • Bachelor’s degree in Real Estate, Business, Finance, Economics, Commerce, or Construction Management preferred
  • Minimum five (5) years of experience in land development design and/or land development
  • Minimum three (3) years of supervisory experience managing direct reports
  • Valid driver's license and satisfactory driving record required
  • Obtain a drone license from the Federal Aviation Administration (if applicable per market)
  • OSHA 30 certification
  • Possess working knowledge of Air Quality Regulations and Storm Water Management (SWPPP) protocols
  • Strong computer skills with knowledge of Microsoft Office and quantity take-off software
  • Excellent planning and organizational skills
  • Strong staffing development and appraisal skills
  • Entrepreneurial spirit and willingness to take prudent risks
  • Ability to interact effectively at all levels

Compensation

The anticipated pay range/scale for this position is $118,513.00 to $162,955.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

Additional Compensation

This position is eligible to receive quarterly bonus payments.
