Qualifications

  • 10+ years of Facilities Management experience preferred.
  • Experience with a facility larger than 300,000 sq ft is preferred.
  • Knowledgeable of applicable federal, state, and local regulations.

Responsibilities

  • Manage and repair overall Facilities operations including mechanical systems and grounds maintenance.
  • Direct project management and construction changes for the operation.
  • Prepare and manage the department budget and P&L statements.

Job description

Summary: Directs all department operations for Maintenance/Facilities and ensures all activities that are performed within the department are in accordance with the company’s objectives, budgetary guidelines, and established safety standards.

Essential Duties and Responsibilities:

  • Responsible for directing, maintaining and repairing overall Facilities operations to include but not limited to interior and exterior maintenance of all buildings, exterior grounds, mechanical systems, lighting and other equipment such as utilities, refrigeration, HVAC, plumbing, electricity, natural gas as well as elevators, and kitchen appliances.
  • Responsible for project management and construction of all building changes, expansions, etc. to meet the needs of the operation.
  • Responsible for the creation, implementation and follow up on the full preventative maintenance schedule for the property and the relative equipment.
  • Responsible for managing contractor relationships, workloads/tasks and invoicing.
  • Prepares and have accountability for the department budget and P&L Statements
  • Constantly inspects the condition of the property, both inside and out, aesthetics and safety.
  • Responsible for developing internal training programs and identifying outside resources to enhance the skill set and advance the careers of the Facilities Team Members.
  • Responsible for assisting in the negotiations and terms of service agreements and contracts.
  • Adheres to, interprets, supports, and explains established company policies and procedures as well as applicable local, state, federal and other regulatory procedures.
  • Develops, implements, maintains and monitors an effective Team Member relations program through effective communication and positive Team Member relations to ensure a harmonious working relationship.
  • Responsible for the team uniform experience, including the operation, room aesthetics, communication, process, hour of operations, inventory levels and technology.
  • Hires, trains, coaches, assess and reviews the job performance of Team Members including both non-exempt and exempt team members.
  • Maintains a high level of professional appearance, demeanor, ethics, and image of self and subordinates.
  • Must maintain the strictest confidence of any and all confidential and proprietary information disclosed by a Rivers Casino entity or by a guest of Rivers Casino.
  • Willingness to adjust his/her schedule during times of emergency, weather related needs, project completion timelines, etc.
  • Perform all other duties as assigned.

Qualifications:

  • Bachelor’s degree or equivalent experience preferred.
  • 10+ years of Facilities Management experience preferred in a 24/7/365 operation.
  • Experience with a facility larger than 300,000 square feet is preferred.
  • Strong problem solving, mediation, coaching, and consulting skills.
  • Excellent verbal and written communications skills.
  • Knowledgeable of applicable federal, state, and local regulations.
  • Fully Competent in Google Workspace.
  • Solid understanding of OSHA regulations, compliance with building and safety codes and waste disposal.
  • Budget development and management required.
  • Ability to read blueprints, drawings and related materials.
  • Ability to communicate with Team members and guests.
  • Ability to be a TEAM player.
  • Ability to successfully fulfill the pre-employment process.
  • Ability to work flexible shifts and days of the week including holidays.
  • Ability to obtain and maintain all necessary licensing.
  • Union management experience a plus

Physical and Mental Demands:

  • Regularly required to see, talk, hear; walk and stand.
  • Frequently required to use hands to finger, handle, or feel; reach with hands and arms.
  • Occasionally required to sit; or stoop.
  • Must occasionally lift and/or move up to 25 pounds.
  • Able to interact with others while maintaining a positive and professional demeanor under frequently fast paced work conditions.
