Job summary

Vivmark Residential is seeking a Director of Capital Planning for Northern California. This role leads a regional team to manage a portfolio of capital projects that enhance asset value and resident experience across markets in Northern California.

You will partner with Asset Management, Investments, Design, Engineering, and Operations to shape project scopes, budgets, schedules, and due diligence, delivering projects on time and within budget while advancing strategic objectives.

Qualifications

• Bachelor's degree required in a related field.
• 10+ years of experience in capital projects, development, asset management, real estate investments, construction, or related disciplines.
• 8+ years leading complex projects and cross-functional teams.

Responsibilities

• Lead a high-performing Capital Planning team in Northern California.
• Drive capital investment strategy with cross-functional partners.
• Deliver a regional portfolio of capital projects from concept to turnover.
• Oversee budgets, schedules, underwriting analyses, and implementation plans.
• Develop investment packages and provide executive-level reporting on status and ROI.
