Job summary

Ada Infrastructure seeks a highly skilled Capital Controls & Planning Regional Lead to guide financial controls for real estate and data center developments in the US. You will partner with Development, Delivery, Investments, PMG and Fund Accounting to ensure accurate cost governance and reporting.

The role emphasizes collaboration, cross-functional coordination and strong governance over CAPEX, budgeting and forecasting across regional projects.

Qualifications

  • Bachelor’s degree in Finance, Accounting, Construction Management, or related field.
  • 10 years experience in construction finance, FP&A, or project controls.
  • Experience with GAAP and IFRS.
  • Experience with Yardi or Procore software.
  • Strong Excel and Office 365 proficiency.
  • Excellent communication and collaboration skills.

Responsibilities

  • Act as the primary Capital Controls & Planning business partner for Development, Delivery, Project Controls, Finance and Accounting stakeholders across the region.
  • Ensure adherence to global cost governance standards, controls and reporting frameworks.
  • Support data integrity between development systems and accounting platforms, including participation in the Yardi controls environment and coordination with Project Controls teams.
  • Manage invoice reconciliation, retention tracking and other project closeout activities in coordination with Accounting and Project Controls.
  • Assist with fixed asset capitalization processes, subledger-to-general ledger reconciliations and asset-related reporting requirements.
  • Provide guidance to project coordinators, analysts and regional stakeholders on cost processes, systems (Yardi/Procore) and best practices.
  • Lead monthly CAPEX reporting activities for the regional portfolio in alignment with corporate reporting timelines.
  • Prepare regional CAPEX reports and variance analyses, escalating material risks, trends and issues as appropriate.
  • Support investor, lender, PMG and leadership reporting requirements through accurate and timely analysis.
  • Support the preparation and review of monthly draw packages, ensuring compliance with control and audit requirements.
  • Manage forecast variances and support the implementation of corrective actions where required.
  • Maintain project cash flow forecasts, commitment registers and capital call forecasts for assigned projects and programmes.
  • Partner with Development and Delivery teams to establish and maintain project budgets within approved work breakdown structures and governance requirements.
  • Investigate coding, accrual and commitment-related issues and support resolution and root-cause remediation activities.
  • Identify and monitor cost, schedule and scope risks in conjunction with Project Controls and Delivery teams.
  • Support regional capital development programmes through the establishment and maintenance of robust capital controls, forecasting and reporting processes in partnership with Project Controls and Portfolio Management.
  • Act as a liaison to Accounting for month-end close, audits and policy alignment
  • Assist in continuous improvement initiatives relating to forecasting, reporting, data quality, controls and capital governance processes
  • Perform ad hoc analysis and special projects, including scenario modelling, contract/vendor analysis and portfolio roll-ups

The Team you are joining:

The Capital Controls & Planning team is a complementary function that bridges Development and Delivery teams with Finance and Accounting. Operating in conjunction with but independently from Regional Project Controls, the team provides an enterprise-level layer of oversight focused on financial integrity, standardization, and performance visibility across construction programs.

The team ensures accuracy, consistency, and predictability in cost and financial data across regional development and construction projects. By partnering cross-functionally, they establish and enforce standards, enhance data quality, and enable reliable reporting that supports informed decision‑making at both regional and corporate levels.

Through proactive governance and insights, the team helps drive financial discipline, improve forecast confidence, and strengthen alignment between project execution and financial outcomes.

Summary:

Minimum Requirements:

  • Bachelor’s degree in Finance, Accounting, Construction Management, or a related field
  • 10 years experience in construction finance, FP&A, project controls or related fields, with strong background in construction cost accounting, CAPEX governance, and audit-ready documentation
  • Strong understanding of construction cost accounting, CAPEX management and forecasting principles
  • Experience supporting large-scale real estate, infrastructure, industrial or data centre developments and experience working cross functionally with development, delivery, project controls, finance and accounting teams
  • Experience with GAAP and IFRS required
  • Experience with Yardi, Procore or comparable project and financial management systems required
  • Advanced proficiency in Excel and Office 365
  • Strong problem-solving, critical-thinking, and analytical skills
  • Ability to influence key stakeholders, manage competing priorities in a fast‑paced environment and operate with minimal direction
  • Excellent communication skills and a collaborative approach to supporting stakeholders

Reporting Relationships

Compensation

The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.

$200,000.00 - $250,000.00
