Job summary

Macdonald & Company is partnering with a fast-growing multifamily developer to recruit a Development Director for its Arizona platform. The role offers broad exposure across development cycles, from initial assessment through to completion, and requires strong ownership, commercial judgement and hands-on execution.

You will work with the Managing Director, construction and operations teams, and financial partners to assess opportunities, manage live projects, monitor budgets and prepare

Responsibilities

• Manage and support the execution of multifamily development projects across Arizona and Nevada
• Work closely with senior leadership, construction and operations teams to assess new development opportunities
• Conduct market analysis, financial analysis, site underwriting and project budgeting
• Review rental comparable information, construction cost estimates, permit costs, fee costs and local supply and demand statistics
• Oversee key stages of the development process including planning, design, entitlement, construction, lease up and project handover
• Prepare and support Investment Committee memorandums and Offering Memorandums for debt and equity partners
• Prepare, maintain and monitor project budgets and monthly development status reports
• Build and maintain project proformas, updating assumptions, strategies, actual spend and forecast spend
• Review civil, architectural and interior design plans to support quality and cost effectiveness
• Lead the selection and coordination of third party design professionals including architects, interior designers, engineers and contractors
• Manage consultant scopes of work, RFP processes, bid levelling, contract negotiation and AIA agreements
• Track and close out open items, review cost estimates and support value engineering efforts
• Support commissioning plans, responsibility matrices and successful transition through lease up
• Maintain regular communication with regional leadership, internal construction teams and financial partners

The group are a national multifamily & mixed-use developer with a 25+ year track-record. As the platform continues to expand, the company is looking to strengthen its Phoenix team with the addition of a Development Director who can support projects from initial assessment through to completion.

The Role

This position offers broad exposure across multifamily development, market analysis, site underwriting, financial analysis, budgeting, design management, entitlement, construction coordination and internal reporting. The successful candidate will be involved throughout the development cycle and will thrive in an environment that values ownership, commercial judgement and hands on execution.

Working closely with the Managing Director, internal construction team, operations personnel and financial partners, the Development Director will help assess new opportunities, manage live projects, monitor budgets, support investment materials and ensure projects are delivered efficiently.
