Job Description

The Development Coordinator is responsible for coordinating the negotiation of land and zoning approvals in collaboration with outside consultants, overseeing the budget for land development projects, and ensuring completion of these projects. They assist in managing several real estate development projects.

Key Responsibilities

• Oversee control of project costs with job cost reports, contract administration, and invoice management.
• Manage the negotiation of land/zoning approvals with local authorities and agreements with outside consultants.
• Create and complete land development projects on time and within budget.
• Support the management of real estate development projects using outside consultants and supporting development staff.
• Maintain ongoing working knowledge of local land acquisition markets and current market prices in relevant municipalities.
• Participate in sales and marketing initiatives throughout the development process.
• Assist the Development Department with special projects as necessary.
• Perform other duties as required.

Qualifications

• Bachelor’s Degree.
• Strong communication and organizational skills.
• Some experience in the analysis, acquisition, entitlement, development, and marketing of residential land is an asset.
• Experience in the real estate industry in the area is an asset.
• Understanding of planning and engineering approval processes.
• Understanding of budgeting, cash flows, pro forma analysis, and general real estate underwriting analysis.
• Construction site experience and financial statement analysis is essential.
• Experience in reading and understanding consultant drawings (architectural, landscape, mechanical, electrical, etc.) is an asset.
