Job summary

Taft-Mills Group, a nationally recognized affordable housing developer, seeks a Development Associate to support opportunities across North and South Carolina. You will help manage schedules, financing, and regulatory processes from due diligence to construction.

The role emphasizes collaboration with leadership, with hybrid work options in NC and opportunities to impact community development. A background in real estate, finance, or related fields and strong organizational skills are essential.

Qualifications

  • Bachelor's degree in real estate, finance, planning, business, engineering, public administration, construction management, law, or a related field (or equivalent professional experience).

Responsibilities

  • Support the identification and evaluation of prospective development opportunities.
  • Maintain project schedules and track key milestones.
  • Participate in the preparation of LIHTC applications and other financing applications.
  • Coordinate materials required for debt, equity, and public funding sources.
  • Support financial closings by organizing due diligence materials and coordinating with lenders, investors, attorneys, and consultants.
  • Assist in transitioning projects into construction and asset management.
  • Coordinate with municipalities, regulatory agencies, and others to obtain building permits.
  • Assist with zoning, permitting, and entitlement processes.
  • Prepare materials for public meetings, municipal approvals, and funding applications.
  • Maintain organized project files and development documentation.
  • Support strategic initiatives and special projects as needed.
  • Ensure compliance with Qualified Allocation Plans (QAPs).

Primary Responsibilities

Working closely with company leadership, the Development Associate will assist in all phases of the development process across North Carolina and South Carolina, including:

  • Support the identification and evaluation of prospective development opportunities.

Financing & Transaction Execution
  • Participate in the preparation of Low-Income Housing Tax Credit (LIHTC) applications and other financing
  • applications.
  • Coordinate materials required for debt, equity, and public funding sources.
  • Support financial closings by organizing due diligence materials and coordinating with lenders, investors,
  • attorneys, and consultants.
  • Assist in transitioning projects into construction and asset management.
  • Coordinate with municipalities, regulatory agencies, and others to obtain building permits.
  • Assist with zoning, permitting, and entitlement processes.
  • Prepare materials for public meetings, municipal approvals, and funding applications.
Project Administration
  • Maintain organized project files and development documentation.
  • Support strategic initiatives and special projects as needed.

Qualifications

We're seeking someone who is excited to contribute to a collaborative development team and grow professionally in affordable housing development.

Successful candidates will typically possess:

  • Bachelor's degree in real estate, finance, planning, business, engineering, public administration,
  • construction management, law, or a related field (or equivalent professional experience).
  • Strong organizational and project management skills.
  • Excellent analytical, written, and verbal communication abilities.
  • Exceptional attention to detail and the ability to manage multiple priorities.
  • A collaborative mindset, intellectual curiosity, and a willingness to learn.
  • Initiative, sound judgment, and the ability to work independently while contributing to a collaborative
  • team.

Experience in affordable housing, commercial real estate, planning, finance, construction, municipal government, law, or other related fields is preferred but not required. Paralegal experience is also highly valued, particularly for candidates with experience managing complex processes, documentation, deadlines, and multiple stakeholders.

The position may be based out of either our Greenville, NC or Apex, NC office, with flexibility for a hybrid work arrangement. Some limited travel may be required.
