Job summary

Flow is seeking a Project Manager to act as the operational engine of delivery for ground-up developments, conversions, and tenant fit-outs. You will drive the RFI/submittal cycle, keep cross-discipline teams coordinated, and surface risk early to prevent issues later.

The role works closely with the Senior Project Manager and Head of Architectural Design to own projects with accountability. You will manage documentation, track milestones, and ensure programs progress on time, while maintaining

Qualifications

• 6-10 years of experience in project management on mid- to large-scale real estate development projects.
• Background at a real estate developer, project management consultancy, or tier-one contracting or consulting firm.

Responsibilities

• Deliver assigned projects and workstreams across the lifecycle under the direction of the Senior Project Manager.
• Coordinate day-to-day across architecture, interior design, structural, MEP, and landscape disciplines to chase deliverables.
• Maintain project programs, milestones, and action logs; track progress and flag slippage early.
• Prepare and issue meeting minutes, progress reports, and trackers to the Senior Project Manager.

Education

Bachelor's degree in Architecture/Engineering/Construction Management

About the Role

At Flow, great projects don't run themselves, they're run by people who care about the details. The Project Manager is the operational engine of delivery: the person keeping programs on track, actions moving, documentation tight, and coordination humming across every discipline.

You’ll work across the full project lifecycle (Concept through Handover) on ground-up developments, conversions, third-party standard conversions, and tenant fit-outs. Day to day, that means driving the RFI/submittal cycle, keeping cross-discipline teams (architecture, interior design, structural, MEP, and landscape) coordinated and unblocked, and making sure risk and change surface early rather than quietly compound.

You’ll work closely with the Senior Project Manager and Head of Architectural Design to learn how complex real estate delivery works at every level, with enough ownership to make the work genuinely yours.

Responsibilities

• Deliver assigned projects and workstreams across the lifecycle under the direction of the Senior Project Manager


• Maintain project programs, milestones, and action logs; track progress against baseline and flag slippage early


• Coordinate day-to-day across architecture, interior design, structural, MEP, and landscape teams, chasing deliverables and closing open items


• Manage the RFI, submittal, and approval cycle, enforcing agreed turnaround times


• Maintain project documentation under version control in the CDE; keep registers current and accurate


• Prepare and issue meeting minutes, progress reports, and trackers to the Senior Project Manager on a defined cadence


• Review consultant and contractor deliverables for completeness against scope and brand standards


• Log changes and variations into the register; support cost-alignment and formal approval routing


• Support risk identification and maintain the risk register with documented mitigation actions


• Coordinate site queries and support execution, escalating technical issues to the relevant discipline lead


• Support handover-compile as-built and FM documentation and drive close-out checklists to completion

Ideal Background

• Bachelor's in Architecture, Engineering, Construction Management, or a related built-environment discipline; PMP or CAPM certification preferred


• 6-10 years of experience in project management on mid- to large-scale real estate development projects


• Background at a real estate developer, project management consultancy, or tier-one contracting or consulting firm, with direct exposure to design-through-delivery project management


• Delivery support experience on at least 2-3 mid-to-large real estate projects across ground-up, conversion, and/or fit-out types


• Working coordination experience across architecture, interior design, structural, MEP, and landscape disciplines


• Strong documentation, tracking, and reporting discipline


• Familiarity with FIDIC/AIA contract principles


• Proficiency in Primavera P6 or MS Project, Procore or equivalent CDE platform, Bluebeam Revu, AutoCAD, and Revit (review level)


• Comfortable with AI-assisted PM and productivity tools (Monday, Airtable, Notion)
