Design Manager

Position Overview

The PROCEDEO Group is seeking a K–12 Design Manager to oversee the planning, coordination, and delivery of design efforts for K–12 educational facilities. This on‑site role manages design budgets, schedules, and consultant teams to ensure alignment with project goals, district standards, and regulatory requirements. The Design Manager works closely with architects, engineers, contractors, and school district representatives to ensure designs are accurate, constructible, and delivered on time.

Key Responsibilities
  • Ensure compliance of district educational specifications and technical design guidelines.
  • Review and ensure implementation of design processes and procedures.
  • Assist in interpretation of the bond program and related contracts and requirements.
  • Assist in resolving claims involving construction contractors and/or design professionals.
  • Prepare the Notice of Award and Notice to Proceed for architects.
  • Lead the design review process for all assigned projects through every phase.
  • Review and process AE invoices and add services within 48 hours of receipt.
  • Attend and manage meetings with the design team and ensure meeting minutes are issued and uploaded.
  • Assist with the permitting process to confirm AE submission to city compliance.
  • Develop phasing plans and manage installation of swing space buildings, if any.
  • Produce internal updates, monthly reports, schedule updates, and estimates as required.
  • During construction, verify AE site observation reports.
  • Track AE and GC submittal review and approval, shop drawings, RFI and change orders.
  • Ensure drawings, specs and as-built records are kept on each project per program requirements.
  • Assist the Project Controls team in the development and submittal of quarterly and annual progress reports.
  • Participate in assigned contract negotiations.
  • Review and approve additional services requests and change orders for construction and design professionals.
  • Communicate substitution requests and design waivers to the Program Director.
  • Provide technical review of structural, architectural, civil and landscape design, and construction documents through all phases of design.
  • Coordinate between the owner and project team throughout the design process.
  • Attend punch‑list walks and observation walks as needed.
  • Update OPEX weekly during the design phase.
  • Perform all other tasks and duties as assigned.
Qualifications
  • Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field.
  • 5+ years of experience in K–12 design management or architectural/project management.
  • Strong knowledge of K–12 educational specifications, building codes, and permitting processes.
  • Proven experience managing AE teams through all phases of design.
  • Ability to review and coordinate architectural, structural, and civil construction documents.
  • Excellent communication, organization, and project coordination skills.
