Merus is seeking a results-driven Director, Design-Build Multi-Family to lead and deliver multi-family projects in the Cincinnati market from client contact through closeout. You will manage design-build teams, develop estimates and scopes, negotiate contracts, and ensure budgets, schedules, quality, and safety align with Merus’ vision and the company’s growth goals.

Qualifications

• Bachelor’s degree in engineering or construction management, or relevant previous experience.
• 8+ years of project management experience with multi‑family projects.
• 3+ years of experience with conceptual estimating.
• Experience leading building teams focused on urban, urban‑adjacent, and suburban‑style wood‑framed multi‑family structures.
• Familiarity with design‑build methodologies.
• Proven history of effective team leadership, both in person and remotely.
• Strong written and verbal communication skills.

Responsibilities

• Lead and develop a team of employee-owners to meet objectives and customer satisfaction goals.
• Provide leadership in risk evaluation, contract negotiations, fees, and pricing decisions.
• Provide oversight for budget and financial management of assigned multi-family projects.
• Serve as the primary contact for the Market Leader regarding multi-family project performance.
• Participate in design‑build sales efforts and in development/leasing estimates and scopes.
• Ensure preliminary design, estimate, and proposal meet client needs for budget, aesthetics, scope, and schedule.
• Negotiate construction contract terms with client or Development Group as approved.
• Communicate project requirements and goals to project team members.
• Work with Development Group to support real estate goals affecting Design‑Build.
• Maintain client contact and approve all project change orders.
• Monitor project performance and be accountable for results.
• Manage large‑scale construction projects, often multiple.
