Job summary

QTS Realty Trust is seeking a Development Program Manager (Data Center Construction) to lead design, pre-construction and construction on assigned campuses. You will manage budgets, schedules and executives-ready updates while coordinating with facilities, contractors, and design teams to deliver a complete campus solution.

Onsite 50–75% of the time, you will drive entitlement, procurement, and multi-phased development plans, ensuring time, budget and quality targets are met across complex data

Qualifications

• Bachelor degree in Science or Engineering or equivalent experience.
• 8+ years of commercial construction management experience.
• Experience with Lump Sum, CM at Risk, and Design Build delivery methods.

Responsibilities

• Lead and manage design, pre-construction and construction activities.
• Maintain budgets, schedules and status reports for multiple campuses.
• Coordinate with Facilities, Contractors, Designers, Engineers and Vendors.
• Develop master development programs and capital budgets.

Together, we do great things.Who You Are & the Impact You Will Have:The Development Program Manager (Data Center Construction) is primarily responsible for leading and managing the design, pre-construction and construction activities on a given project. The Project Manager will interact on a daily basis with Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff and should have both written and oral communication skills commensurate with this level of regular communication. This role requires you to be onsite up to 50%-75% of the time during the duration of the project.What You Will Do:Manage multiple projects on a campus(es) and maintain updated budgets, schedules, and status reports for eachCreate and communicate updates on development program & project status on a monthly basis suitable for executive level reviews. Effectively present information in a manner to support efficient decision makingWork with QTS stakeholders, design, and construction teams to create a master development program for site(s), including a complete campus design solution and capital budget.Manage entitlement and permitting needs for each assigned site project(s)Implement and manage multi-phased site development plans to achieve time, budget, and quality standards in a predictable fashion. Continuously update a campus master plan to provide predictable statistics in a dynamic environmentWrite scopes of work for design, construction, commissioning services & participate in procurement and project cost estimatesEvaluate and level pricing proposals for design, construction, and commissioning servicesWork closely with strategic procurement team on equipment procurement and delivery processEnsure appropriate submittals are coordinated with site stakeholdersMonitor & create project budget/cost-to-date against overall project budget.Establish project schedules and manage teams to on-time completionReview and approve monthly pay applications from the contractorsReview change order requests from contractors and negotiate pricingEstablish site construction security procedures in conjunction with site security teamDevelop plans for product deployment and review/communicate plans with QTS staff involvedCollaborate with Sales Engineers and Product teams to aid in custom deal solutioning for prospective clients within the applicable schedule and budget for an assigned location.Establish and maintain relationships serving as liaison with key QTS stakeholdersRepresent QTS interests as leader in OAC meetingsCreate & build relationships that enhance QTS's ability to be a leader in creating the World's Most Valuable Data Center Real EstateAid in due diligence efforts for potential new sites on an as-needed basisWork with the internal development team to enhance project management processes and protocolsWhat You Will Need to be Successful (basic qualifications):Bachelor's degree in Science or Engineering or equivalent professional experienceEight or more years of professional experience in commercial construction practices and procedures, including management of Lump Sum, Construction Management at Risk, and Design Build project delivery methods from conceptual development through procurement to close outExperience with Microsoft Office suite, specifically PowerPoint for use in communicating program updates to executive level, and Excel to create and maintain site program & individual project budgetsOnsite to monitor project progress 50% of the time.Other Key Skills:MBA, Masters in Engineering, Management, or related field desirableExperience with delivery of mission critical data center facilitiesExtensive experience with management of MEP tradesThe Perks (and these are just a few!):Q-Rest SabbaticalEmployee Stock Purchase PlanQTS scholarship for dependentsEagle Club Award Trip EligibilityPaid Volunteer and Floating daysTuition Assistance, Parental Leave and Military Leave AssistanceWe conform to all the laws, statutes, and regulations concerning equal employment opportunities and affirmative action.
