Job summary

NextPlay Jobs is partnering with a growing professional services firm to build a dedicated Cost Segregation practice in the Chicagoland area. This role focuses on identifying accelerated depreciation opportunities across commercial, industrial and multifamily properties and will work closely with CPAs, attorneys and real estate professionals.

Ideal candidates bring cost segregation, fixed assets or construction cost analysis experience and an interest in becoming a trusted client resource.

Qualifications

• Direct cost segregation experience is strongly preferred.
• Experience with depreciation methods and asset classification.
• Comfort analyzing construction documents and architectural drawings.

Responsibilities

• Conduct and support cost segregation studies from initial documentation through final client deliverable
• Analyze construction costs, architectural plans, invoices and property documentation
• Identify and classify building components for appropriate depreciation treatment
• Perform site inspections and document qualifying assets
• Develop cost models and detailed supporting analyses
• Apply MACRS, depreciation rules and applicable IRS guidance
• Prepare clear, defensible reports supporting asset classifications and tax positions
• Partner directly with CPAs, attorneys, property owners and real estate professionals
• Explain findings and tax-saving opportunities to clients in a clear, consultative manner
• Support the continued development and growth of the firm's Cost Segregation practice
