Job Summary:

The Cost Segregation Project Manager/Engineer is responsible for conducting and delivering high-quality, client-ready cost segregation studies. This role requires collaboration with internal teams, clients, and senior leadership to ensure timely, accurate, and compliant project execution. The ideal candidate will possess strong analytical skills, attention to detail, and the ability to manage multiple projects efficiently.

Key Responsibilities:

Project Execution & Report Production

  • Construct and deliver cost segregation reports, ensuring they meet company standards.
  • Conduct preliminary research, review project files, and confirm signed engagement agreements.
  • Perform on-site reviews (OSRs) by gathering field notes, taking photographs, and documenting assets.
  • Analyze and classify building utility systems in compliance with IRS MACRS classification.
  • Utilize engineering and cost estimation tools to determine asset values.
  • Input data into financial models and generate reports.
  • Ensure all reports include necessary supporting documentation such as depreciation schedules, property descriptions, and financial reconciliations.
  • Maintain organized work papers and documentation of all progress.

Client & Team Communication

  • Respond to emails, calls, and messages within 24 hours.
  • Proactively communicate with Team Leads, Directors, and Project Coordinators regarding project status, scheduling, and any issues encountered.
  • Collaborate with the Project Coordinator to obtain necessary client information for scheduling on-site reviews.
  • Maintain professionalism in all client and internal interactions.
  • Provide project updates to relevant stakeholders, ensuring clarity on potential delays or required revisions.

Quality Assurance & Compliance

  • Deliver reports that align with the scope as stated in the engagement letter, and document any discrepancies.
  • Confirm project basis with the client and maintain proper documentation, including settlement statements and depreciation schedules.
  • Address and incorporate feedback from reviewers within two business days.
  • Attend team meetings, training sessions, and company-wide calls, ensuring alignment with organizational goals.

Performance & Accountability

  • Strive to meet or exceed monthly revenue goals and maintain individual project projections.
  • Ensure draft reports are delivered on schedule, with necessary documentation and analysis.
  • Monitor and adjust scheduled draft dates within our internal platform, keeping internal records up to date.

Qualifications:

  • Education: Bachelor’s degree in Engineering, Architecture, Accounting, or a related field.
  • Experience: 2-3 years relevant experience in cost segregation, construction, or a similar industry.
  • Skills:
  • Strong analytical and problem-solving abilities.
  • Proficiency in Microsoft Office Suite, particularly Excel and Word.
  • Ability to interpret architectural and engineering plans.
  • Knowledge of industry-standard cost estimation tools.
  • Effective communication and teamwork skills.
  • Detail-oriented with the ability to multitask.
  • Primarily remote, with required travel for on-site property reviews.
  • Frequent exposure to outdoor conditions and construction environments.
  • Must be comfortable with occasional overnight travel.
