Job summary

Manhattan Construction Company is seeking a Cost Manager 2 to support project managers with cost control, budgeting, and reporting. You will manage change orders, track budgets, and oversee subcontractor billing while maintaining strong communication with field teams.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, or related field.
  • 8 years of industry experience.

  • Support the Project Manager on assigned projects with cost control.
  • Manage change orders, budgeting, and forecasting activities.
  • Oversee subcontractor billing and ensure timely payments.
  • Prepare monthly client reports and maintain contract documents.

POSITIONSUMMARY:

The role of Cost Manager 2 assists and supportsthe Project Manager on assigned projects. The position works under directsupervision, performs routine daily activities and gathers and distributesinformation. This position requires an adaptable team-player with businessmanagement acumen and must demonstrate strong leadership, organizational andtime management skills, attention to detail, as well as strong communicationand customer service skills. The individual must functioneffectively both independently and as part of a team with strong written andverbal communication skills.

MAJOR DUTIES & RESPONSIBILITIES:
  • Change management, including soliciting, receiving,reviewing, and preparing pricing and change orders within Project Sight
  • Contract understanding – need to fully understand theOwner and Subcontractor Agreements
    Proven understanding of various delivery methods
  • Budget tracking – understanding and execution of budgetas it applies to cost of work, allowances, contingency, billable items,non-reimbursable items, application of fee and other mark-ups.
  • Manage the Subcontractor monthly billing process,including review of G702 / G703 documents for accuracy, ensuringcompliance while maintaining timeline of monthly billing cycle, assist increation of Owner billings.
  • Manage open accounts receivable and accounts payablefor compliance with requirements
  • Daily communication with field staff to understandschedule position and changes in the field
  • Management of time and material/field ticketprocess
  • Creation of cost and revenue forecasting, as well asmonthly PSRs
  • Initiate, prepare, review, track, and distributeRFIs
  • Track and inspect material deliveries
  • Perform quality control and progress inspections
  • Assist in the preparation of monthly clientreports
  • Assist and/or complete project close-out and overseepunch list documentation
  • Assist in the maintenance of accurate contractdocuments through project management software as it relates tochange
  • Assist with project-specific integration of quality,closeout, & procurement technology software
  • Responsible for conductingthemselves in accordance with our Guiding Principles and exhibitingattributes matching the Way We Work.

JOBSKILLS & ABILITIES GUIDELINES:
  • Computer knowledge and efficiency, including Microsoft Office, Procore, ProjectSight & Bluebeam products
  • Knowledge of Manhattan document control and scheduling software
  • Strong written and verbal communication skills
  • Strong math/accounting skills
  • Strong attention to detail, time management skills, and organizational skills
  • Functions effectively as part of a team
  • Ability to maintain discretion and confidentiality at all times
  • Ability to understand and follow directionsAbility to read drawings and specifications
  • Ability to identify general site risk and financial efficiency
MINIMUMQUALIFICATIONS:
  • Bachelor’s Degree- Construction Management, Engineering, equivalent degree, or related work experience
  • 8 years of industryexperience.
WORKINGCONDITIONS AND PHYSICAL EFFORTS:
  • You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
  • Ability to physically stand, bend, sit for long periods, and squat throughout the day.
  • Ability to repeat the same movements.
  • Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
  • Ability to compose, send, and reply to emails and written correspondence.
  • Must be able to lift, pull, or move up to 50 pounds at a time.
  • Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver’s License).
  • Exposure to characteristic construction site hazards.
