Job summary

100 Chadwick Ave LLC seeks a Certified Occupancy Specialist to oversee section 8 recertifications and prepare for MOR inspections. You will support the community manager in maintaining compliance with regulatory housing agreements.

Responsibilities include conducting annual and interim recertifications, interviewing residents, processing move ins/outs, and coordinating service requests while ensuring accurate tenant records and reporting.

Qualifications

COS certification is required.
High School Diploma or GED.
4 years of Housing Experience or COS experience.
Proficiency in HUD regulations and policies.
Strong computer skills and ability to maintain tenant files.

Responsibilities

Prepare and process Annual and Interim Recertifications; interview tenants for ARs and IRs.
Interview and review applications of potential residents.
Process move-ins and move-outs.
Assist residents, document service requests and coordinate with service coordinator.
Coordinate and follow up service requests.
Update tenant listings and waiting.
Purges waitlist annually.
Purges files annually following retention policy.
Monthly reporting, including EIV.
Appear in court for eviction if necessary.
Other responsibilities as assigned by Property management.
