Job summary

QTS Realty Trust is seeking a Contract Compliance Analyst to support the Property Development and Finance teams with contract setup, lifecycle tracking, and billing compliance across multiple data center projects.

You will collaborate with project managers, construction managers, and third-party consultants, handling contract administration, supplier contracts, and change orders while ensuring timely pay applications and accurate documentation in our financial systems, including Workday and

Qualifications

  • Bachelor’s degree in construction management, financing, or accounting, or relevant professional experience.
  • One to three years of experience in construction contract management, budgeting and billing.
  • Experience with Workday, e-Builder, Procore, and Autodesk Construction Cloud preferred.

Responsibilities

  • Provide comprehensive support to Project Managers to ensure timely delivery of project milestones and adherence to scope.
  • Assist with E-Builder integration, cost tracking, and maintenance of up-to-date project files.
  • Create and manage construction contracts in Workday; verify billing requirements.
  • Lead kickoff meetings to onboard general contractors on billing processes and system uploads.
  • Create and monitor Supplier Contracts and Change Orders across multiple projects.
  • Collaborate with Project Managers, Construction Managers and third parties to facilitate billing and change orders.
  • Monitor monthly pay applications and assist with reconciliations with Accounting.

Every single day, the creativity, dedication and genuine care for our communities are what push us forward and make this a truly special place to be.The Contract Compliance Analyst is responsible for supporting the Property Development and Finance teams, third-party consultants, and construction managers with construction contract setup and project life-cycle tracking, utilising QTS project management and financial systems, tools, and workflows.Essential Duties & Responsibilities:Provide comprehensive support to Project Managers by ensuring timely delivery of project milestones, addressing follow-up items, and driving initiatives to maintain project schedules and scope adherence.Offer E-Builder support through integration efforts in project development, assist with cost and budget tracking, and maintain up-to-date project files. Provide Workday support by creating construction contracts.Manage and ensure compliance with construction contracts by overseeing contract setup and verifying that billing requirements are met.Manage and facilitate kickoff meetings to train and onboard new general contractors on billing processes, pay application requirements, and system uploads, ensuring smooth integration into project workflowsKey contact for development construction contracts and monthly payables including submitting breakout payments to the contractors with multiple projects, and verifying all contractor documentation has been providedCreate and monitor Supplier Contracts and Change Orders for Project Managers across all Substation, Datahall, and Shell projects, ensuring alignment with approved contracts.Collaborate with Project Managers, Construction Managers, and third-party stakeholders to facilitate billing and change order processesEngages directly with contractors, designers, and vendors to address project cost and billing inquiries.Manages monthly pay applications, tracks payments, and ensures timely submission for processing.Collaborates with Accounting to resolve pay application reconciliations as needed and supports process improvement initiatives.Work with Project Managers to submit / track and route change orders/add services as requested for projectsEnsures that construction contracts, change order contracts, and substantial completion certificates are appropriately filed under legal documents in e-Builder.Assist with the construction contract closeout process, ensuring all documentation is completed, final payments are processed, and contracts are properly archived.Basic Qualifications:Bachelor’s degree in construction management, financing, or accounting; or relevant professional experience.
