Job description

The Superintendent is responsible for the onsite execution, coordination, and delivery of commercial Tenant Improvement projects, primarily within Class A buildings in San Francisco. This role oversees daily field operations, strategic planning, and personnel management. While the primary focus is leadership and oversight, the Superintendent must remain flexible and willing to engage in hands‑on tasks when needed to support project success and address urgent operational needs.

  • Project Execution & Oversight
  • Oversee all phases of project construction from mobilization through closeout.
  • Develop and manage project execution strategies, sequencing, and fast‑track TI schedules.
  • Monitor project progress and proactively address issues impacting schedule, quality, or safety.
  • Review project documents, plans, specifications, and building requirements.
Subcontractor & Field Coordination
  • Manage daily activities and performance of all subcontractors on site.
  • Conduct regular coordination meetings with subcontractors to review progress, safety, logistics, and upcoming work.
  • Coordinate material deliveries, loading dock access, freight elevator scheduling, and building management protocols typical of Class A high‑rise environments.
  • Ensure timely communication and collaboration with suppliers and vendors.
Safety & Compliance
  • Enforce OSHA regulations and maintain a safe, clean, and fully compliant jobsite at all times.
  • Prepare weekly project progress, health, and safety reports.
  • Coordinate and manage all required inspections, including SF DBI, fire/life safety, and special inspections.
  • Ensure compliance with building rules, after‑hours work restrictions, noise/odor protocols, and tenant‑occupied space requirements.
Quality Assurance & Control
  • Implement and execute QA/QC protocols throughout all phases of construction.
  • Maintain high‑finish standards expected in Class A TI work, including millwork, lighting, MEP tie‑ins, and specialty installations.
  • Lead regular meetings with the project team to discuss progress, challenges, and solutions.
  • Communicate professionally with tenants, property managers, designers, and ownership groups.
  • Support resolution of issues, obstacles, and field challenges with urgency and clarity.
  • Utilize Procore for daily logs, RFIs, photos, inspections, and project documentation.
  • Create, update, and maintain the project schedule.
  • Implement company policies, procedures, and reporting requirements.
Other Responsibilities
  • Perform additional tasks and duties as assigned to support project and company success.
Key Requirements
  • Strong understanding of downtown logistics, union labor coordination, and high‑rise building protocols.
  • Ability to manage fast‑track schedules and multi‑trade stacking.
  • Familiarity with San Francisco DBI, fire/life safety inspections, and building management procedures.
  • Proficiency in Procore, Bluebeam, and digital field management tools.
  • Excellent communication skills with tenants, building management, and project stakeholders.
