Job summary

TCS seeks a Construction Superintendent to provide on-site project management for AT-RISK projects in Athens, GA and the greater Atlanta area. You will supervise field construction, organize work, and ensure projects finish on time, on budget, and to quality standards.

You will lead field staff, coordinate with subcontractors and engineers, and enforce safety and ethics standards while managing calendars, materials, and inspections across multiple concurrent projects.

Qualifications

• Bachelor’s Degree with at least 8 years of building construction experience or equivalent.
• Ability to manage multiple projects concurrently with project costs up to $5M.
• Strong leadership, communication, and interpersonal skills; deadline-oriented.
• Knowledge of construction means, methods, materials, and cost control.
• Procore experience preferred; Lean methods experience preferred.
• Proficiency with Microsoft Office.

Responsibilities

• Promote the company positively as the primary liaison with subcontractors, architects, and engineers.
• Develop and implement project schedules identifying critical path and expediting key materials/equipment.
• Lead and supervise field staff, including performance reviews as needed.
• Ensure compliance with ethics, safety standards, and regulatory requirements.
• Develop and manage site safety program and ensure subcontractor compliance.
• Make decisions on scheduling, delivery, logistics, and staffing levels.
• Coordinate across trades to align procedures, design clarifications, and labor availability.
• Oversee permits and inspections; liaise with authorities as needed.
• Provide percent complete status for billing; oversee monthly estimates and payments.

About the Role

The Construction Superintendent will provide on-site project management services for TCS’s construction management at-risk projects at sites in Athens, Georgia and the greater Atlanta metro area. You will supervise the field construction of a project, including its organization, planning, and scheduling, to complete the work on time, within budget, and to the quality specified.

Key Responsibilities

• Always promote TCS in a positive and professional manner.
• Serve as the primary liaison with subcontractors/ architects/ engineers for the day-to-day construction activities of the project;
• Develop and implement overall project work schedules identifying the critical path including the expediting of scheduled critical materials and equipment for their timely delivery to site;
• Lead and supervise TCS field staff, including providing input on or completing performance reviews;
• Ensure strict adherence to ethics and compliance requirements at all times;
• Develop and manage the overall site safety program as required and ensure subcontractor compliance with TCS standards and all applicable safety codes and regulations;
• Manage and make decisions related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels;
• Oversee work among all trades to promote and coordinate project operations. Resolve local area problems regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule and all other appropriate matters;
• Manage labor relations with subcontractors;
• Ensure all necessary permits and inspections are in place and kept current for the term of the project. Acting as liaison to inspection agencies;
• Provide percent complete status for billing process as it relates to Work-In-Place (WIP) and overseeing the monthly estimate of work completed, material invoices and subcontractor payment applications;
• Manage the work to ensure that it is installed in compliance with and conforms to the approved contract documents.

Optimal Candidate Requirements

• Bachelor’s Degree with a minimum of 4 years related training and at least 8 years of building construction experience required, or an equivalent combination of education, training and/or experience.
• Ability to run several projects concurrently with an individual total project cost up to $5M.
• Strong management, leadership and interpersonal skills combined with the ability to communicate well both verbally and in writing.
• Deadline and detail-oriented.
• Thorough knowledge and understanding of the documents, drawings, specifications, construction means, methods and materials.
• Knowledge of construction cost control and basic accounting procedures.
• Working knowledge of the construction management software PROCORE is strongly preferred.
• Working knowledge of Field Applied Lean is strongly preferred
• Computer skills and a familiarity with Microsoft Office Suite programs.
