Job summary

Prime Data Centers in Austin, TX is seeking a Construction Project Manager (Tenant Fit-Out) to lead site design, pre-construction, and construction activities. The CPM coordinates with operations, designers, engineers, procurement, vendors, and incoming client tenants to ensure high-quality, on-time delivery.

You will manage budgets, schedules, safety programs, and RFP processes, while collaborating with stakeholders and travel up to 30% as needed.

Qualifications

• Degree in construction management or equivalent experience.
• 5+ years in commercial construction.
• Data center experience preferred.
• Strong presentation and communication skills.
• Proficiency with Bluebeam or Procore.

Responsibilities

• Lead multi-phased projects to meet schedule, budget, and quality.
• Coordinate with Owner, Design Team, Contractor, and Client Tenants.
• Ensure site safety procedures with EH&S.
• Develop cost analyses and constructability reviews.
• Manage RFPs and pricing evaluations.

About the role

Primarily leading and managing site design, pre-construction, and construction activities; the Construction Project Manager (CPM), Tenant Fit-Out (TFO) is critical in ensuring projects are completed on-time, within budget, of Prime quality, and to the specific technical needs dictated by the incoming tenants. The CPM interacts with many departments and contractors including operations, designers, engineers, procurement, vendors, and our incoming client tenants.

What you’ll do

• Manage multi-phased projects to achieve schedule, budget, and quality standards
• Provide appropriate communication with project team to reduce constraints between Owner, Design Team, Contractor, and Client Tenants
• Collaborate with the EH&S Officer to ensure site construction safety procedures are implemented and followed
• Work with the design team to provide cost analysis feedback and constructability reviews
• Provide schedule input and communicate impacts related to document deliverables
• Support the development of GC RFP’s
• Manage the RFP Process including evaluation and leveling of pricing proposals
• Work closely with the procurement team on equipment procurement and delivery processes
• Monitor RFI’s and submittals, ensure they are coordinated with project team
• Create and monitor project budget and cost-to-date variance budget
• Establish project schedules and cash flow forecasts
• Create and communicate updates on project status monthly
• Maintain updated budgets, schedules, and status reports for multiple projects
• Review monthly invoices from contractors, including detailed review of invoicing and WIP production
• Review change order requests from contractors and negotiate pricing
• Travel up to 30%

Qualifications

• Bachelor’s degree in Construction Management or equivalent professional experience
• Data Center experience highly preferred; construction management experience required
• 5+ years’ experience in commercial construction practices and procedures
• Effective presentation development and communication skills
• Proficiency with construction management tools such as Bluebeam, Procore, or similar.
