Job summary

International Association of Plumbing and Mechanical Officials (IAPMO) seeks a Construction Project Manager to lead SpaceX campus projects in Redmond and Woodinville, WA. You will supervise self-perform teams, manage safety, budgets, and schedules, and coordinate with subs and the project team from pre-construction to closeout.

Travel is limited to the local area. Candidates should have 5–10+ years in industrial construction, PM leadership, and familiarity with ERP systems (Procore, Spectrum, MS

Qualifications

• U.S. citizenship required for DOD projects.
• 5–10+ years of industrial construction experience.
• Bachelor’s degree in Construction or Engineering preferred.
• Experienced PM leader directing internal self-perform teams (concrete, structural steel, millwright).
• Strong interpersonal and communication skills; client-facing abilities.
• Familiarity with ERP systems: Procore, Spectrum, MS Project, ComputerEase.

Responsibilities

• Lead SpaceX Redmond & Woodinville campuses projects.
• Manage multiple concurrent projects, small and large.
• Chair weekly owner meetings and issue minutes.
• Prepare and issue project financial forecasts, schedules, and budgets.
• Process owner billings and project-related invoices; approve vendor invoices.
• Coordinate pre-construction and construction activities with teams and safety.
• Develop site-specific safety plans with Safety and Field teams.
• Oversee estimating, purchasing, engineering, accounting, QA activities.

About The Opportunity – Construction Project Manager

Our client, a recognized PNW Industrial General Contractor with a proven 30+ year history of success, stability, and growth, is adding a new project management team to lead projects for SpaceX on their Redmond & Woodenville campuses.

This PM role requires a strong, experienced, independent, multi-faceted project management professional.

As our newest Project Manager you'll lead self-perform teams (concrete, structural steel, millwright, etc), subs, and projects. You will drive / monitor daily onsite activity, safety, and success. You'll manage goals / timelines / budgets / projects, while leading your client and project management team from pre-construction to closeout. Best of all, the work is typically at SpaceX campuses in Redmond / Woodenville so travel is limited.

You'll bring your passion and experience in Industrial, Manufacturing, Aerospace, Mission Critical, or Data Center construction. This role will involve managing multiple concurrent projects with support from your project team, Project Superintendent, and corporate.

What You’ll Do:

• Project leadership: SpaceX Redmond & Woodenville Campuses
• Capacity to manage concurrent projects, small & large
• Chair Weekly Owner Meetings and distribute meeting minutes
• Prepare and issue the project financial forecasts
• Track project hours and budgets
• Prepare and issue the project schedules
• Prepare and issue the project budget (New Job Info Sheet)
• Prepare and issue the Owner billings
• Signature approval of all project related and miscellaneous invoices (in Spectrum)
• Initiate all project related vendor Requests for Proposal
• Initiate all project related Change Requests
• Initiate all project related Owner Vendor Approval Release letters
• Initiate all project related Vendor subcontracts and major purchase orders
• Initiate all project related Vendor Modifications
• Process all project related RFI’s, submittals and substitution requests, and the preparation of the procurement and expediting logs
• Work with Safety and Field to develop Site Specific Safety Plans
• Direct responsibility for all aspects of the pre-construction & construction project
• Coordinate and own the estimating, purchasing, engineering, accounting, construction and quality assurance activities
• Build an open communication atmosphere
• Develop “project goals” with team member involvement, define and manage team member roles and responsibilities
• Review pre-contracts to meet project schedule and needs, ensure consistency between scope of work, drawings, and estimate

To Be Successful, You Should Have:

• YOU MUST BE A U.S. CITIZEN (DOD requirement)
• 5-10+ YEARS OF INDUSTRIAL CONSTRUCTION EXPERIENCE
• Bachelor’s degree in Construction, Engineering or related field preferred
• Experienced in Industrial, Aerospace, Manufacturing, Food & Beverage construction preferred
• Experienced PM team leader directing internal self-perform teams, crews, subs
• Self perform leadership in concrete, structural steel, millwright, etc.
• Excellent interpersonal & logic-based communication skills
• Strong relationship-building and client-facing skills
• Familiarity with ERP systems: ComputerEase / Procore / MS Project / Spectrum preferred
• Calm and rational demeanor, yet strong willed
