Synectics Inc. is seeking an experienced Project Manager to lead commercial and government construction projects from preconstruction through closeout.

You will be the single point of accountability for performance—scope, schedule, budget, quality, safety, and client satisfaction. You will manage a cross-functional team of Superintendents, Project Engineers, subcontractors, and design partners to deliver successful projects with a strong emphasis on public sector requirements and regulatory

Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • 5+ years of project management experience on commercial construction projects in the $2M-$20M+ range.
  • Government, municipal, or institutional experience is strongly preferred.
  • PMP, CCM, DBIA, or LEED AP is a plus. OSHA 30 preferred.

Responsibilities

  • Serve as the primary point of contact for the client, design team, and internal team from contract award through the warranty period.
  • Build trust-based relationships with owners, owner's representatives, and end users. Anticipate client needs and communicate proactively.
  • Ensure compliance with contract requirements, prevailing wage where applicable, EEO/MBE/WBE participation goals, bonding, and jurisdictional reporting for government/institutional projects.
  • Own the project budget from buyout through final accounting. Maintain accurate cost-to-complete forecasts and protect project margins.
  • Lead subcontractor and vendor buyout. Review bids, negotiate favorable terms, and award contracts aligned with the estimate.
  • Identify, price, and process change orders; maintain an accurate change order log.
  • Prepare monthly pay applications and manage subcontractor billings to maintain positive cash flow.
  • Provide accurate monthly inputs for WIP reporting including cost-to-complete and margins.
  • Develop and maintain the Master Schedule using MS Project or Primavera P6, driving milestones and recovery when delays occur.
  • Mentor Project Engineers and Assistant PMs; drive their professional growth.
  • Drive project closeout with punch lists, O&M manuals, warranties, as-builts, and final retainage release.

About the job We are seeking an experienced Project Manager to lead commercial and government construction projects from preconstruction through closeout. You will lead a cross-functional team of Superintendents, Project Engineers, subcontractors, and design partners to deliver successful projects.

Essential Duties & Responsibilities
Project Leadership & Client Management
  • Total Project Ownership: Serve as the primary point of contact for the client, design team, and internal team from contract award through the warranty period.
  • Client Relationships: Build trust-based relationships with owners, owner's representatives, and end users. Anticipate client needs and communicate proactively.
  • Public Sector Compliance: For government and institutional projects - including Task Order Contracts (TOCs), Job Order Contracts (JOCs), IDIQ vehicles, and traditional public bids - ensure compliance with contract requirements, prevailing wage where applicable, EEO/MBE/WBE participation goals, bonding, and jurisdictional reporting.
  • Budget Ownership: Own the project budget from buyout through final accounting. Maintain accurate cost-to-complete forecasts and protect project margins.
  • Buyout: Lead subcontractor and vendor buyout. Review bids, negotiate favorable terms, and award contracts aligned with the estimate.
  • Change Management: Identify, price, and process change orders promptly. Maintain an accurate change order log and ensure work is properly authorized.
  • Billings & Cash Flow: Prepare monthly pay applications (AIA G702/G703 or owner-specific formats). Manage subcontractor billings and maintain positive project cash flow.
  • WIP Reporting: Provide accurate monthly inputs for Work-in-Progress reporting, including cost-to-complete, projected margin, and underbilling/overbilling.
  • Master Schedule: Develop and maintain the project Master Schedule using MS Project or Primavera P6. Drive the team to meet milestones and recover schedules when delays occur.
  • Field Partnership: Work closely with the Superintendent. The Superintendent manages field operations while the PM manages the business and financial aspects of the project.
  • Submittals & RFIs: Oversee document control managed by the Project Engineer and personally engage with critical-path submittals and complex RFIs.
  • Contract Management: Understand prime contract requirements, notice provisions, schedule milestones, liquidated damages, allowances, and closeout requirements.
  • Risk Identification: Identify project risks early, including design gaps, long-lead items, subcontractor capacity, and site conditions, and develop mitigation strategies.
  • Documentation: Maintain a complete project record documenting decisions, directives, and project impacts.
  • Mentorship: Develop Project Engineers and Assistant PMs and contribute to their professional growth.
  • Closeout: Drive projects through a clean closeout, including punch lists, O&M manuals, warranties, as-builts, and final retainage release.
Qualifications
Education

Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.

Experience

5+ years of project management experience on commercial construction projects in the $2M-$20M+ range. Government, municipal, or institutional experience is strongly preferred.

Certifications

PMP, CCM, DBIA, or LEED AP is a plus. OSHA 30 preferred.

Skills

Proficiency with Procore or a comparable construction management platform, Bluebeam Revu, MS Project or Primavera P6, and MS Excel.

  • Financial Acumen: Ability to read job cost reports, understand margin erosion, and accurately forecast cost-to-complete.
  • Public Sector Delivery: Familiarity with public bidding procedures and delivery vehicles such as TOC, JOC, IDIQ, and CM-at-Risk. Knowledge of federal, state, and local procurement requirements, prevailing wage, and DBE/MBE/WBE compliance is preferred.
  • Communication: Excellent written and verbal communication skills.
  • Judgment: Strong business judgment, decision-making skills, and the ability to elevate issues appropriately.
Physical Demands & Work Environment
  • Hybrid Role: Work is split between the corporate office and active job sites.
  • Mobility: Must be able to walk job sites, climb temporary stairs/ladders, and wear required PPE.
  • Travel: Primarily local to the metro Atlanta area, with occasional travel within Georgia.
