Job Title: Construction Project Manager – High-Rise Condo Renovations (HOA Portfolio)

Position Summary:

Moarefi Management Solutions, LLC is seeking a seasoned and detail-oriented Construction Project Manager to oversee capital improvement and renovation projects at high-rise condominium buildings managed on behalf of Homeowners Associations (HOAs). The position involves managing construction work on existing, occupied buildings, requiring strong coordination skills, stakeholder communication, and a firm grasp of project budgets and safety protocols. This is a non-union role. Multilingual skills are a plus but not required.

Key Responsibilities:

  • Project Oversight: Manage planning and execution of renovation projects including façade repairs, balcony restoration, roofing, HVAC upgrades, interior common-area renovations, elevator modernization, and MEP system replacements.
  • Building Systems Preventative Maintenance: Work with MMS Building Engineers and individual systems’ contractors to develop and implement a Preventative Maintenance program for all building systems.
  • Risk Management: Identify and mitigate project risks.
  • HOA Board Liaison: Serve as the main contact for HOA board members and building committees; attend meetings, deliver progress updates, and assist with budget approvals and scope adjustments.
  • Contractor & Vendor Management: Lead the bid process, vet and select qualified contractors and consultants, and manage performance throughout the project lifecycle.
  • Contract Negotiation: Assist with contract negotiations.
  • Budget & Timeline Management: Prepare and control project budgets and schedules; monitor for cost variances and schedule delays while keeping all parties informed.
  • Relations: Work closely with on-site management to inform of work schedules, impacts, and updates; resolve issues related to access, noise, or safety.
  • Code Compliance & Permitting: Secure permits and ensure work complies with all local building codes, safety standards, and HOA regulations.
  • Quality Assurance, Control, & Safety: Conduct site inspections, enforce job site safety practices, and ensure work is completed to specifications and quality standards.
  • Documentation & Reporting: Maintain organized project records, change orders, meeting notes, and communications with vendors and boards.

Qualifications:

  • Knowledge of highrise construction processes, building codes, and safety regulations.
  • Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field ()
  • 5+ years of experience managing construction or capital projects in occupied high-rise or multifamily residential buildings
  • Familiarity with HOA board dynamics, building governance, and renovation funding processes (reserves, special assessments, etc.)
  • Experience with complex construction scopes in constrained, occupied environments
  • Proficiency in project management software (e.g., Procore, Buildertrend, MS Project)
  • Working knowledge of local building codes, permit processes, and construction compliance
  • Exceptional organizational and communication skills, especially with non-technical stakeholders
  • OSHA 10/30 certification or equivalent safety training
  • PMP, CCM, or other project management certifications a plus
  • Multilingual skills (e.g., Spanish, Mandarin, Russian) are a plus but not required
  • This is a non-union position
