Job summary

MBP is seeking a Construction Project Manager to represent the owner on complex healthcare and laboratory facilities in the Bethesda, MD region. The candidate should have 10+ years of combined education and experience in design and construction of healthcare and lab facilities.

You will manage cost, schedule, and quality, interacting directly with clients, and lead or participate in team activities to drive successful outcomes.

Qualifications

  • Minimum of 10 years of combined education and/or experience in healthcare and/or lab facilities.
  • Advanced knowledge supporting delivery of healthcare and/or laboratory facilities.
  • Strong mechanical background preferred.
  • Experience in contract administration, change management, QA, and project controls.

Responsibilities

  • Act as owner’s representative during pre-construction and construction phases for healthcare and lab projects.
  • Manage cost, schedule, and quality for medium- to large-scale projects.
  • Lead or participate in progress meetings and maintain agendas/minutes.
  • Coordinate QA inspections to verify work complies with contract requirements.
  • Review change orders for entitlement and price; lead or assist negotiations.
  • Coordinate reviews with accreditation authorities and third-party stakeholders.
  • Oversee closeout requirements including owner training, OM manuals, warranties, and stock materials.

Are you a construction management professional with deep experience in healthcare and laboratory facility projects, ready to represent the owner on complex builds in the Bethesda, MD area?

MBP is looking for a Construction Project Manager to join our team in the Bethesda, MD metropolitan area. We need a seasoned professional with 10 or more years of combined education and experience in the design and construction of healthcare and laboratory facilities.

What You’ll Do

You will serve as the owner’s representative during pre-construction and construction phases for medium- to large-scale healthcare and laboratory projects. Depending on the project’s size and complexity, you may work as part of a team or independently, managing cost, schedule, and quality on behalf of the client. You will interact directly with clients, make key decisions on technical issues, and play a strategic role in driving successful project outcomes.

Responsibilities include
  • Collaborate with the project delivery team to proactively identify risks and issues and develop mitigation strategies
  • Review project schedules to verify they are complete, feasible, and reasonable
  • Review and track progress against the accepted schedule
  • Participate in and/or lead progress meetings, prepare agendas and meeting minutes, or review those prepared by others to verify completeness and accuracy
  • Provide quality management, including participation in preparatory/pre-installation meetings, and perform or oversee QA inspections to verify work is performed in compliance with contract requirements
  • Document and track issues until resolution, collaborating with the contractor, designer, and owner to resolve issues as they arise
  • Review change order proposals for entitlement and price, and lead or assist in negotiations
  • Coordinate reviews and testing with accreditation authorities and authorities having jurisdiction
  • Coordinate reviews or installations by third-party specialty stakeholders, consultants, or installers related to mechanical systems
  • Coordinate punchlist and acceptance with the designer and other project stakeholders
  • Monitor and verify completion of closeout requirements, including owner training, operations and maintenance manuals, warranties, and stock materials
Who We Are Looking For
Experience
  • Minimum of 10 years of combined education and/or experience in the design and/or construction of healthcare and/or lab facilities, associated components, systems, and accreditation procedures
  • Demonstrated advanced knowledge and expertise supporting the successful delivery of new and/or renovated laboratory and/or healthcare facilities
  • Strong mechanical background preferred
  • Evidence of progressive career development and demonstrated expertise in contract administration, change management, construction quality assurance, construction management, field engineering, or related fields
  • Scheduling experience is not required but desired
Education/Knowledge
  • High school diploma or General Equivalency Diploma (GED) plus 15 years of related experience and/or education, or a Bachelor's degree in engineering, architecture, construction management, or a related field plus 10 years of related experience
  • Working knowledge of basic mathematics, including computations based on field measurements
  • Considerable construction-related training or a combination of education and experience that demonstrates the ability to perform the job
  • Codes, materials, methods, and tools utilized in construction, repair, or renovation work
  • Construction practices, principles of construction management and project controls, with working knowledge in scheduling, cost estimating, documentation, contract administration, and construction techniques
Preferred Certifications
  • OSHA 10-hour certification required (or obtain within three months of hire)
  • Construction Quality Management (CQM) certification preferred
  • Certified Construction Manager (CCM) preferred
Skills and Abilities
  • Work independently and handle all aspects of a project, including client interface, technical issues, documentation, and reporting
  • Exercise tact and diplomacy in dealing with sensitive and complex issues and situations
  • Identify potential problems and derive recommended solutions from past experiences
  • Specialized expertise with quality assurance and quality control techniques
  • Proficiency in Microsoft Office applications, email, internet navigation, web-based tools, and other specialized equipment
  • Read and interpret plans and contract specifications
  • Communicate quality issues effectively and responsibly, both verbally and in writing, with internal and external stakeholders including contractors, owners, subconsultants, designers, architects, and fellow team members
  • Obtain and maintain required certifications
  • Stand and sit as needed on project work sites, climb ladders, work at heights, and work outdoors in a wide range of weather conditions
  • Safely navigate construction work sites with uneven terrain
Guidance/Responsibility
  • Provide pre-construction and construction phase owner representation for medium- to large-scale projects
  • Oversee cost, schedule, and quality management on behalf of the client/owner
  • Operate independently or as part of a team depending on project size and complexity

The base salary range for this position is $107,400.00 to $150,700.00. Actual compensation will be determined based on work location, qualifications, experience, job-related skills, and relevant education or training.
