Job summary

MAAS Companies, Inc. is seeking a Construction Project Manager to oversee several campus construction projects in California, with project values ranging from $5 million to $100 million.

You will act as the owner's representative in the field, ensuring work matches drawings and adheres to DSA requirements. Reporting to the College Project Director and program office, you will manage status, schedule, cost, budget, staffing, delays, disputes, changes, and compliance with district procedures.

Qualifications

• 7 years managing more than one construction project at a time.
• 2 of those years on school or college design and construction.
• A bachelor's degree in architecture, engineering, urban planning, construction management, or a related field. Four additional years of the same experience, 11 years in total, may substitute for the degree

• Maintain the project risk register and mitigation plans.
• Develop and track construction phasing and swing space plans with the college and design team.
• Resolve complex construction issues with the design team, contractors, inspectors, and DSA.
• Oversee closeout with DSA, the District, and the program office.
• Coordinate with relocation project manager on furniture, equipment, surplus and moves.
• Support the college project team through planning, programming and design.

Job description

The Work

A community college district is rebuilding its campuses with bond funding. As Construction Project Manager, you manage several campus construction projects at once, each valued between $5 million and $100 million, and you are the owner's representative in the field on each one.

You confirm that construction matches the drawings and meets the requirements of DSA, the Division of the State Architect, the state office that approves public school and college construction. You report to the College Project Director and the program office on status, schedule, cost, budget, staffing, delays, disputes, changes, and compliance with the District's written procedures, and you keep the project risk register and its mitigation plans current.

You work with the college and the design team on construction phasing and swing space plans, meaning where students and staff relocate while their building is under construction, and you track the work against those plans. You resolve complex construction issues with the design team, contractors, inspectors, and DSA within the approved budget, and you lead closeout through sign-off by DSA, the District, and the program office, coordinating furniture, equipment, surplus, and the move with the college's relocation project manager. You also support the college project team through planning, programming, and design.

Requirements

What You Bring

• 7 years managing more than one construction project at a time (required for this role)
• 2 of those years on school or college design and construction (required for this role)
• A bachelor's degree in architecture, engineering, urban planning, construction management, or a related field. Four additional years of the same experience, 11 years in total, may substitute for the degree

Preferred

• Experience in a large capital improvement program, and familiarity with the California Public Contract Code, the state law that governs how public agencies buy construction
• Formal construction partnering, where the owner, the contractor, and the design team agree up front on how they will work together and resolve disputes
• A current California Certificate of Registration as an Architect, or a Professional Engineer license
• A current Certified Construction Manager (CCM) credential from the Construction Manager Certification Institute
• DSA construction and design processes, or similar
• Experience across planning, design, construction, and closeout
• Alternative delivery methods, such as design-build or lease-leaseback
