Qualifications

• Knowledge of construction processes and bidding procedures.
• Experience reading drawings and coordinating with design teams.
• Ability to manage multiple subcontractors, budgets, and schedules.

Responsibilities

• Identifies and qualifies subcontractors and vendors for assigned scopes of work.
• Prepares and transmits bid packages and invitations to bid.
• Receives and analyzes bids; may negotiate and award subcontracts and purchase orders.
• Prepares and maintains purchase control log.
• Participates in design reviews and monitors scope, cost changes, and constructability.
• May apply for, track, and expedite project permits.
• Prepares detailed estimates and cost codes for cost control reports.
• Works with accounting on subcontractor and vendor payment requirements.
• Prepares and updates progress schedules including short-term intervals.
• Assists in planning construction operations and sequences.
• Interacts with client for correspondence, reports, change orders, pay requisitions, and inquiries.
• Checks, approves, and transmits submittals; maintains submittal and RFI logs.
• Assists superintendent with subcontractor coordination, safety, quality, and site reporting.
• Assists in project close-out requirements including cost history and manuals.
