Job summary

EMC Mechanical Services is looking for a Project Manager to oversee mechanical and plumbing projects from initiation to completion in Richmond, VA. You will manage cross-functional teams, control budgets, and ensure on-time delivery with high quality.

The role requires 5–8 years of PM experience in construction, strong HVAC/plumbing/piping knowledge, and proficiency with project management software. Virginia driving is assumed for site coordination.

Responsibilities

  • Develop comprehensive plans that include scope, timeline, budget, and resources.
  • Lead and manage cross-functional teams of engineers, technicians, and subcontractors.
  • Oversee the budget, monitor project expenses, and implement cost control measures.
  • Forecast project revenue.
  • Create and manage project schedules.
  • Identify critical path tasks and adjust to ensure timely completion.
  • Lead turnover to production.
  • Ensure work meets industry standards and regulatory requirements.
  • Conduct regular inspections and quality control measures.
  • Identify risks and develop mitigation strategies.
  • Serve as primary client contact for updates and concerns.
  • Maintain documentation for contracts, change orders, meeting minutes, and progress reports.
  • Report project status to management and stakeholders.
  • Build submittal logs and schedule of values for billing.
  • Write RFIs and price change orders; update logs in Sage.
  • Make accounting adjustments as project progresses.

The Project Manager is responsible for overseeing mechanical and plumbing projects from initiation to completion. What You’ll Do:
Project Development:
  • Develop comprehensive plans that include scope, timeline, budget, and resources, ensuring alignment with both client requirements and company objectives.
  • Lead and manage cross-functional teams of engineers, technicians, and subcontractors, promoting collaboration and clear communication.
  • Oversee the budget, monitor project expenses, and implement cost control measures to ensure projects stay within the financial targets.
  • Forecast project revenue.
Project Schedules:
  • Create and manage project schedules.
  • Identify critical path tasks and adjust as necessary to ensure timely project completion.
  • Lead turnover to production.
Quality Assurance:
  • Ensure all work meets industry standards and regulatory requirements.
  • Conduct regular inspections and quality control measures to maintain high standards.
Risk Management:
  • Identify potential risks to project timelines, costs, and quality.
  • Develop mitigation strategies to keep projects on track.
Client Interaction:
  • Serve as the primary point of contact with clients to provide updates and address concerns while managing client expectations.
Documentation:
  • Maintain accurate documentation for all phases of a project including contracts, change orders, meeting minutes, and progress reports.
  • Report project status to management and other stakeholders regularly.
  • Build submittal logs.
  • Build schedule of values for billing.
  • Write all RFIs.
  • Price all change orders and maintain change over logs in Sage.
  • Make adjustments in accounting software as project progresses.
Qualifications & What You’ll Bring:
  • Bachelor’s degree in Mechanical Engineering or related field. Equivalent work experience will be considered.
  • 5-8 years of project management experience in the construction industry is required.
  • The ideal candidate will have strong technical knowledge of HVAC, plumbing, and piping systems, as well as proficiency in project management software.
  • Fluent English verbal and written skills are required.
Driving Requirements:
  • Must have a valid Virginia driver’s license.
  • Must have positive points on state driving record.
  • Must be at least 21 years of age unless company approval is granted.
  • Must not have had a DUI, DWI, or reckless driving conviction in the last five years.
  • All driving records are run as part of our pre-employment process and reviewed at the discretion of the Safety Team.
Physical Requirements:
  • Must be able to crawl, kneel, squat, and climb.
  • Must be able to lift up to 50 pounds on a regular basis, unassisted.
  • Must be able to stand and walk for extended periods of time.
