Job summary

Scott Humphrey Corporation in Raleigh, NC is seeking a Project Manager to lead project teams from initiation through close-out. You will focus on budgeting, planning, scheduling, quality, and coordination with owners and subcontractors to ensure success.

You will oversee ground-up commercial construction with values from $10M to $35M+, manage multiple projects, and foster strong relationships with clients and partners to sustain the firm’s 80% repeat business.

Qualifications

• Minimum of 3 years experience overseeing ground up, new commercial construction projects.
• Proven track record of managing multiple projects to completion, values from $10M–$35M+.
• Strong organizational, analytical and problem-solving abilities on complex projects.
• Excellent communication and ability to build/foster relationships with owners, subcontractors and internal teams.

Responsibilities

• Lead project team and be responsible for budgeting, planning, scheduling, quality and owner/subcontractor relationships.
• Organize and participate in project meetings with staff, owners, architects, and trade partners.
• Prepare contracts and change orders promptly.
• Provide monthly variance cost/budget reports to management.
• Oversee all phases of construction, ensuring safety, schedule and budget adherence.
• Foster strong partnerships with owners to support repeat business growth.
• Generate close-out documentation and ensure project finalization.

JOB DESCRIPTION

• The Project Manager will lead the project team and have overall responsibility for the success of assigned project(s) with a focus on budgeting, planning, scheduling, quality, and relationship with owners and subcontractors.

SELECT RESPONSIBILITIES

• Work with project team to ensure timely completion and accuracy of project information and targets.
• Organize and participate in project meetings with staff, owners, architects, and trade partners.
• Prepare contracts and change orders in a timely fashion.
• Prepare and communicate monthly variance cost/budget reports to the management team.
• Provide oversight for all phases of construction, including safety, staffing, and ensuring contract documents are being followed and work is on schedule and within budget.
• Foster strong partnership with owner to help the firm continue building on their 80% repeat business with current clients.
• Produce and assist in close-out documentation.

CANDIDATE QUALIFICATIONS

• Minimum of 3 years experience overseeing ground up, new commercial construction projects.
• Successfully managed multiple projects to completion with values ranging from $10M-$35M+.
• Ability to organize, analyze, and problem solve challenges when they occur on assigned projects.
• Effective communication and ability to build/foster strong relationships with all internal and external stakeholders.
