Job description

KBE Building Corporation is hiring a Project Manager responsible for the full lifecycle of assigned construction projects.

Key Responsibilities and Essential Functions:

• Consult with owners, operations management, and estimators to understand project requirements and criteria.
• Oversee the entire project management process on assigned projects, including understanding costs, schedules, bid requirements, and assumptions.
• Inform team members of pertinent information; perform complete job buyout and draft subcontracts.
• Bill owners regularly per contract documents and provide budget information to Accounting.
• Issue all scopes of work promptly, ensuring inclusiveness of taxes and insurance.
• Verify subcontractor capability and draft subcontracts with comprehensive payment terms, safety policies, insurance requirements, etc.
• Establish and maintain communication with clients, subcontractors, and suppliers; maintain rapport to encourage future work.
• Review daily reports, job meeting minutes, and verify project status, progress, and quality control.
• Prepare CPM bar charts, work schedules, cash flow schedules; monitor and update schedules.
• Prepare start/finish charts, cash flow schedules for owners/banks, and adjust schedules for unexpected circumstances.
• Implement and monitor revisions to scope of work.
• Assist Estimating Department with bids, secure projects, review owner contracts, and moderate kick-off meetings.
• Supervise the project team (Superintendent, Project Engineer, Project Accountant) ensuring accountability.
• Control project costs and maximize profit by resolving all claims for extras or credits within contract limits.

Supervisory Responsibilities:

Carry out supervisory responsibilities in accordance with company policies and applicable laws, including planning, assigning, directing work, appraising performance, creating development plans, disciplining employees, resolving problems, and providing training.

Minimum Qualifications:

• BS in Engineering, Business, Construction Management, or related field.
• 5+ years of supervisory construction industry experience.
• Thorough understanding of plans and specifications in construction projects.
• Experience controlling job costs and adhering to progress schedules.
• Proficient in interpreting subcontract language and overall subcontract management.
• Strong presentation, verbal, and written communication skills.
• Ability to manage multiple priorities and tight deadlines in high-demand environments.
• Proficiency in MS Office Suite, MS Project, Viewpoint, CIS, or similar application.
• Willingness to travel.
