Job Description:
We are seeking a skilled and organized Project Manager to oversee various construction projects at Novus Construction. The Project Manager will be responsible for managing project financials, client communication, and key performance indicators (KPIs) to ensure the successful completion of each project.
Responsibilities:
• Manage subcontractor buyout and purchase orders, maintaining the budget tab and revised estimates.
• Handle change orders efficiently, ensuring proper documentation and approval before releasing work.
• Coordinate ordering and purchasing of materials and submit receipts.
• Collect insurance certificates from subcontractors before work begins, filing them in our project management software with expiration dates.
• Handle client invoicing and submit subcontractor payments, obtaining lien waivers.
• Perform cost forecasting and prepare monthly reports.
Client Communication:
• Conduct weekly OAC (Owner-Architect-Contractor) meetings for all projects, following our standard agenda.
KPIs:
• Submit financial forecasts for each project monthly, uploading a PDF copy to the forecast folder before the monthly project review.
• Submit a PDF copy of the budget and revised estimate before the monthly project review until the buyout is complete.
• Achieve project margin goals as set by management.
• Execute weekly OAC meetings, providing detailed meeting notes.
• Perform scope and price verification walks with subcontractors before issuing contracts.
• Ensure subcontract and major materials buyouts meet baseline project schedules.
• Keep scope creep on purchase orders to 5% or less by issuing thorough and detailed scopes and pay items on subcontracts.
• Ensure timely client invoicing to prevent project financial issues.
• Obtain client signatures on change orders before work begins.
• Ensure accurate timekeeping, with 40 hours per week accounted for on the time clock.
• Maintain positive customer satisfaction, evidenced by positive responses on client questionnaires.
• Foster teamwork through peer reviews on the ability to work collaboratively.
• Pursue continuous improvement through completion of training/courses.
Requirements:
• Bachelor’s degree in construction management, Civil Engineering, or related field preferred.
• Proven experience as a Project Manager in the construction industry.
• Strong financial management skills, including budgeting and forecasting.
• Excellent communication and interpersonal skills.
• Ability to manage multiple projects simultaneously.
• Proficiency in project management software and MS Office Suite.
• Knowledge of construction processes, materials, and regulations.
• PMP certification or similar is a plus.
• OSHA 30 certification is a plus.
