Keystone Partners Consulting seeks a Construction Supervisor for its Birmingham-based real estate portfolio. This role rewards a self-motivated professional with a proven track record in construction and project management and strong local vendor relationships.

Reporting to the Construction Manager and indirectly to the Director of Operations, you will bid on remodeling projects, coordinate crews, ensure safety and quality, and deliver rent-ready properties on schedule.

Qualifications

• 5+ years in residential construction, remodeling, renovation, or maintenance.
• 3+ years as a Superintendent or Project Manager with subcontractors and trades.
• High school diploma or GED required.
• Proficient with Microsoft Office and QuickBooks; comfortable with software/data entry.
• Experience with Salesforce/BuilderTrend/MineralTree is a plus.

Responsibilities

• Bid on and manage remodeling projects.
• Plan and direct construction activities at renovation sites.
• Coordinate subcontractors, crews, and materials.
• Communicate with associates, vendors, and contractors to keep renovations moving.
• Review and approve work, address overages, delays, or issues.
• Maintain a safe worksite with OSHA/state safety compliance.
• Oversee projects in your territory to meet quality standards and deadlines.
• Source and interview potential contractors for renovations.
• Ensure checklists are completed and inspections passed.
• Provide photos for post-inspection reports.
• Verify items identified during inspections are completed to standards.
• Ensure properties are release-ready for property management.
• Conduct business professionally to support profitability.

Our client, a full-service, turn-key real estate investment firm specializing in property acquisition, renovation, and property management, is seeking an experienced Construction Supervisor for its Birmingham-based portfolio. This role is a great fit for a self-motivated professional with a strong track record in construction and project management, along with established vendor and subcontractor relationships in the local market. The Construction Supervisor reports to the Construction Manager, with an indirect reporting line to the Director of Operations.

What You'll Do

• Bid on and manage remodeling projects
• Plan and direct construction activities at renovation sites
• Coordinate subcontractors, crews, and materials
• Communicate effectively with associates, vendors, and contractors to keep the renovation process moving
• Review and approve work output, and address overages, delays, or issues
• Maintain a safe worksite through strong housekeeping practices and compliance with OSHA and state safety regulations
• Oversee projects within your assigned territory to ensure quality standards and deadlines are met
• Continuously source and interview potential contractors for renovation work
• Confirm that checklists are completed and inspections are scheduled and passed
• Complete and provide required photos for post-inspection reports
• Verify that items identified during home inspections and renovations are completed to established standards
• Ensure properties are released to property management in rent-ready condition
• Conduct business professionally and ethically to build goodwill and support company profitability

What You'll Bring

• 5+ years of experience in residential construction, remodeling, renovation, or residential maintenance
• 3+ years as a Superintendent or Project Manager working with subcontractors, electricians, plumbers, HVAC technicians, and general handymen
• High school diploma or GED
• Proficiency with Microsoft Office (Excel, PowerPoint, Visio) and QuickBooks, along with general comfort using software and data entry
• Experience with Salesforce, BuilderTrend, or MineralTree is a plus
• Demonstrated longevity in prior roles
• Strong time-management skills and the ability to multitask
