Job summary

Brown & Root Industrial Services in Maryland is seeking an experienced construction estimator/project manager to develop scope of work, prepare line-item pricing, and negotiate with clients while coordinating subcontractors for complex commercial/industrial renovations.

Responsibilities include managing the project lifecycle from concept to completion, conducting site visits, producing detailed estimates, and ensuring timely close-out documentation in accordance with contract requirements.

Qualifications

  • Bachelor's or associate degree in construction/engineering preferred with 7+ years in commercial/industrial general contracting.
  • Experience producing detailed lump sum estimates from subcontractor pricing.
  • Ability to read and interpret engineering drawings; knowledge of construction means and methods.

Responsibilities

  • Develop scope of work, line-item pricing, and subcontractor selection.
  • Manage the life cycle of each project from concept to completion per contract.
  • Coordinate site visits, document conditions, produce quantity takeoffs, and develop detailed line-item estimates.
  • Utilize estimating software to procure line-item pricing.
  • Discuss scope and pricing with client representatives to finalize terms.
  • Prepare subcontractor bid packages and solicit pricing.
  • Maintain submittal logs and deliver to client as required.
  • Develop and maintain detailed construction schedules.
  • Supervise and coordinate subcontractors on-site.
  • Ensure close-out documentation including as-built drawings, permits, warranties, and O&M manuals.

Duties and Responsibilities


  • Include developing scope of work, line-item pricing, negotiation with clients, and subcontractor selection. Work closely with client representatives to ensure expectations are met.

  • Managing the life cycle of each project from conceptual stage to final completion in accordance with the contract requirements.

  • Coordinate site visit meetings, document existing conditions, produce quantity takeoff and develop detailed line item estimate based on the project scope of work, site visit findings, drawings and specifications.

  • Utilize estimating software to procure line item pricing proposal.

  • Conduct discussion/clarifications with clients representative to finalize scope of work and pricing proposal.

  • Prepare subcontractors bid packages, conduct pre-bid meetings and solicit subcontractors pricing.

  • Utilize submittal log to establish required submittals and deliver to client.

  • Develop and maintain detailed construction schedule.

  • Supervise and coordinate subcontractors on-site activities.

  • Ensure project close-out documentations are submitted to client including as built drawings, closing permits, warranty and O&M manuals.


Qualifications and Skills Requirements


  • B.S. Degree in construction/engineering related degree is highly preferred, Associate degree in construction/engineering related degree is preferred, Prior JOC experience is highly preferred, Minimum of 7 years’ experience in the general construction industry with a commercial or industrial general contractor managing and coordinating multiple building renovation and upgrade projects and multi trade subcontractors. Experience working public sector construction industry, a plus. Experienced in producing detailed lump sum, fixed price estimates based on subcontractors pricing, Experience with producing estimates utilizing line-item pricing from RS Means, Gordian or other published unit price book is a plus, Strong knowledge of construction means and methods including the ability to read and interpret engineering drawings

  • Experience in conducting site visits and producing written scope of work, Experience working with MS Project, MS Word, MS Excel, estimating and scheduling software, Understands the principals of Performance Based construction is preferred

  • Ability to interact and negotiate with clients and end users, Good oral and written communication skills; Ability to work well in a team environment. Must pass drug screen and medical evaluation and have a good driving record.
