Job description

Genesis10 is seeking a Construction Manager II for a long-term contract position with a leading client in Holmdel, NJ. This role pays $40-48/hour W2 based on experience. Candidates must be local to Holmdel, NJ.
Job Duties:
  1. Support and manage all aspects of the project management lifecycle for planning, bidding, awarding, and oversight of capex/construction projects throughout the client's real estate portfolio.
  2. Oversee the planning, design and engineering, construction, and closeout of various types of capital and O&M projects, including facilities such as offices, data centers, warehouses, and transmission facilities.
  3. Facilitate and manage capex project activities on behalf of operating companies and other business units.
  4. Develop project documentation and review for clarity and completeness, including programming, scope, specifications, plans, contracts, bid packages, requisitions, and engineering work requests.
  5. Perform detailed facility assessments and input data into the client's facility database for future planning.
  6. Develop detailed engineering job packages for modifications or additions to electrical, mechanical, HVAC, and site work.
  7. Coordinate all project stakeholders, including consultants, contractors, and internal resources, and monitor resource levels.
  8. Ensure quality assurance and control of projects, including review and approval of contractor procedures.
  9. Identify project requirements, develop performance specifications, and manage budgets and schedules.
  10. Develop and maintain corporate design standards.
  11. Prepare and present project status reports, highlighting scope, budget, schedule, risks, and mitigation strategies.
  12. Communicate project goals and decisions to the Leadership Team.
  13. Partner with operating companies from project conception through construction and turnover, ensuring buy-in and support.
  14. Ensure project close-out and lessons-learned reviews are completed; participate in audits of completed projects.
  15. Perform project analytics and planning for the Administrative Services department.
  16. Promote a safe work environment and a respectful, inclusive workplace.
  17. Travel to off-site locations as needed and work outside regular hours if required.
  18. Perform other responsibilities as assigned.
Requirements:
  1. Minimum of 4 years' experience in project organization, with a background in engineering, finance, construction, or project controls.
  2. Experience managing projects involving MEP, HVAC, and emergency generators; office renovations experience is a plus.
  3. Engineering degree in civil, mechanical, or electrical disciplines from an accredited school.
  4. Strong project management skills, with ability to manage multiple tasks.
  5. Experience with architecture, mechanical, electrical, or structural design of commercial/industrial facilities; ability to interpret engineering drawings.
  6. Experience with project management tools like Primavera or MS Project is a plus.
  7. Proficiency in Microsoft Office and AutoCAD is a plus.
  8. Excellent interpersonal, written, and verbal communication skills; strong analytical skills.
  9. Team player with cross-functional collaboration skills.
  10. Positive attitude and proactive approach.
