Genesis10 is seeking a Construction Manager II for a long-term contract position with a leading client in Holmdel, NJ. This role pays $40-48/hour W2 based on experience. Candidates must be local to Holmdel, NJ.
Job Duties:
- Support and manage all aspects of the project management lifecycle for planning, bidding, awarding, and oversight of capex/construction projects throughout the client's real estate portfolio.
- Oversee the planning, design and engineering, construction, and closeout of various types of capital and O&M projects, including facilities such as offices, data centers, warehouses, and transmission facilities.
- Facilitate and manage capex project activities on behalf of operating companies and other business units.
- Develop project documentation and review for clarity and completeness, including programming, scope, specifications, plans, contracts, bid packages, requisitions, and engineering work requests.
- Perform detailed facility assessments and input data into the client's facility database for future planning.
- Develop detailed engineering job packages for modifications or additions to electrical, mechanical, HVAC, and site work.
- Coordinate all project stakeholders, including consultants, contractors, and internal resources, and monitor resource levels.
- Ensure quality assurance and control of projects, including review and approval of contractor procedures.
- Identify project requirements, develop performance specifications, and manage budgets and schedules.
- Develop and maintain corporate design standards.
- Prepare and present project status reports, highlighting scope, budget, schedule, risks, and mitigation strategies.
- Communicate project goals and decisions to the Leadership Team.
- Partner with operating companies from project conception through construction and turnover, ensuring buy-in and support.
- Ensure project close-out and lessons-learned reviews are completed; participate in audits of completed projects.
- Perform project analytics and planning for the Administrative Services department.
- Promote a safe work environment and a respectful, inclusive workplace.
- Travel to off-site locations as needed and work outside regular hours if required.
- Perform other responsibilities as assigned.
Requirements:
- Minimum of 4 years' experience in project organization, with a background in engineering, finance, construction, or project controls.
- Experience managing projects involving MEP, HVAC, and emergency generators; office renovations experience is a plus.
- Engineering degree in civil, mechanical, or electrical disciplines from an accredited school.
- Strong project management skills, with ability to manage multiple tasks.
- Experience with architecture, mechanical, electrical, or structural design of commercial/industrial facilities; ability to interpret engineering drawings.
- Experience with project management tools like Primavera or MS Project is a plus.
- Proficiency in Microsoft Office and AutoCAD is a plus.
