Job summary

Cordoba Corporation in Inland Empire, CA is seeking an experienced Construction Manager with at least 10 years of full-time professional CM experience on large programs over $20M. You will oversee all phases from constructability reviews to close-out, coordinate with public agencies, monitor budgets, and manage RFIs and change orders.

Proficiency with Procore, Bluebeam, and MS Office is expected, along with knowledge of DSA processes.

• Ten years full-time paid professional experience in Construction Management of Commercial and/or Public/Educational Facility Construction.
• Experience coordinating complex projects with construction values over $20M.
• Proficiency with Procore, Bluebeam and MS Office Suite.
• Knowledge of DSA process during construction phase.

Responsibilities

• Oversee constructability reviews, pre-construction bid documents, procurement, contract award, construction and close-out.
• Review pre-construction documents and provide comments to the Designer.
• Prepare reports on project status and progress for senior management.
• Coordinate with public agencies during pre-construction and construction.
• Monitor budget and schedule; report monthly status to owner.
• Direct contractor activities, review schedules, RFIs, submittals, and change orders.
• Review contractor substitutions to meet specifications and owner requirements.
• Negotiate contractor change orders to fair prices; address schedule impacts.
• Track payments to contractors, architects, labs/inspections; ensure compliance.
• Administer professional service agreements between architects and owner.
• Coordinate delivery of fixtures, furniture, and equipment.
• Monitor project close-out and occupancy certification (DSA or CO) as applicable.

Overview

Cordoba is seeking an experienced Construction Manager, with a minimum of10 years’ experience of full-time professional construction management. Excellent construction management experience managing projects within large programs with construction values over $20M. Experience in educational facility construction, public works, or large commercial/healthcare projects is required. Please see the full job description for more details.

Responsibilities

• Manages, oversees, and coordinates activities, starting with constructability review, pre-construction bid document review and finalization, procurement, contract award, construction, and close-out phases of all assigned projects.
• Review pre-construction documents and submit comments to the Designer as necessary.
• Plans, organizes and prepares reports to upper management with respect to the status and/or progress of the projects.
• Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work coordinates with various owner/project staff.
• Manages both the project budget and schedule to meet owner’s qualitative standards; monitors project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress.
• Manages daily activities of the contractor, reviews contractors’ construction schedules and submittals, and coordinates responses to the contractors’ inquiries through the Requests for Information (RFI) and other related documents.
• Review substitution submittals from contractors to ensure specification and/or owner requirements.
• Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely manner.
• Reviews progress and monitors payments to the contractor, architects, lab/inspection, and any other pertinent parties.
• Administers provisions of Professional Service Agreements between Architects and the owner.
• Coordinates owner delivery of related fixtures, furniture, and equipment.
• Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) if K-14 educational facility, or certificate of occupancy if commercial project. Financial close-out applicable to both types of projects.
• Perform other related duties as assigned.

Qualifications

• Ten (10) years full-timepaid professional experience in Construction Management of Commercial and/or Public/Educational Facility Construction.
• Five (5) of the ten (10) years should have full responsibility for coordinating complex projects with construction values in excess of$20M (single project).
• Proficiency in use of Procore (or other PM software), Bluebeam, MS Office Suite.
• Experience and knowledgeable with DSA process during construction phase.

Salary Range: $150,000 to $175,000 per year

Work Environment: Onsite on Owner’s construction trailors
