Job summary

Nscale is seeking an experienced Construction Manager to lead on-site build of AI data centers, from mobilization through commissioning and handover. You will be Nscale's on-site presence, accountable for safety, quality, schedule and cost.

• 5+ years in construction management, with at least 3 years leading mission-critical builds such as data centers or large industrial facilities.
• Strong command of program-level scheduling (CPM), budget and cost control, and contract administration.
• Experience directly managing General Construction Managers, schedule controls, EHS leadership, and multi-site subcontractor teams.
• OSHA 30 certification required.

Responsibilities

• Lead the on-site build across civils, structure, envelope and MEP packages through to practical completion.
• Direct day-to-day construction management and ensure alignment with the program, scope and specification.
• Coordinate installation of power and cooling infrastructure including substations, switchgear, UPS, generators and chillers.
• Run site logistics, sequencing and interface management to prepare data halls for GPU, network and rack installation.
• Own safety and quality; enforce health and safety standards and lead incident investigations.
• Run inspection/testing plans, QA/QC audits and snagging; close out defects before handover.
• Ensure compliance with local codes, permits, CDM/OSHA requirements and Nscale standards.
• Track progress against the integrated program; flag critical-path risks weeks ahead.
• Review contractor valuations, change requests and variations with Commercial and Cost Management.
• Maintain a live risk/issue register; report weekly to the Project Director.
• Work with commissioning agents through Level 1–5 testing and hand over documentation to Data Centre Operations.

The role

As Construction Manager, you lead the on-site build of Nscale's AI data centers, from mobilization through construction, commissioning and handover to operations. You are Nscale's presence on site, accountable for safety, quality, schedule and cost.

Our campuses are high-density, liquid-cooled facilities built to house tens of thousands of GPUs, often on accelerated programs in remote, power-rich locations. You direct general contractors, MEP trade partners and equipment vendors so that each data hall is ready, energized and commissioned on the date our customers have contracted.

What you'll do

• Lead the build on site
• Direct day-to-day construction across civils, structure, envelope and MEP packages through to practical completion.
• Manage general contractors and trade partners to the agreed program, scope and specification.
• Coordinate the installation of power and cooling infrastructure: substations, switchgear, UPS, generators, chillers and liquid-cooling systems.
• Run site logistics, sequencing and interface management so data halls are ready for GPU, network and rack installation.
• Own safety and quality
• Set and enforce the site health and safety standard, with zero harm as the target; lead incident investigations.
• Run inspection and test plans, QA/QC audits and snagging, and close out defects before handover.
• Ensure compliance with local codes, permits, CDM or OSHA requirements, and Nscale's design standards.
• Control schedule and cost
• Track progress against the integrated program and flag critical-path risks weeks ahead.
• Review contractor valuations, change requests and variations with Commercial and Cost Management.
• Maintain a live risk and issue register with owners and dates, and report weekly to the Project Director.
• Commission and hand over
• Work with the commissioning agent through Level 1 to Level 5 integrated systems testing.
• Hand over complete documentation, as-builts and O&M manuals to Data Centre Operations.
• Capture lessons learned and feed them into Nscale's standard design and delivery playbook.

What you'll bring

• 5+ years in construction management, with at least 3 years leading mission-critical builds such as data centers, semiconductor fabs or large industrial facilities.
• Demonstrated experience directly managing General Construction Managers, program controls (scheduling and cost) functions, EHS leadership, and multi-site subcontractor teams
• Strong command of program-level scheduling (CPM), budget and cost control, and contract administration
• Proficiency in Procore, Bluebeam Revu, and Microsoft Office Suite
• Ability to read and interpret full construction document sets across civil, structural, architectural, and MEP disciplines
• OSHA 30 certification required
• Valid driver's license; ability to travel between multiple project sites as required

Preferred

• Experience overseeing hyperscale, colocation, or Tier III/IV data center construction programs
• Familiarity with DCIM systems, raised floor environments, or critical power/cooling infrastructure at a portfolio level
• Experience with program-level reporting and analytics tools (e.g., Power BI)
• PMP, CCM, or equivalent credential
• Bachelor's degree in Construction Management, Civil Engineering, or related field; advanced degree a plus
