Job summary

Progress Residential is seeking a Construction Manager - Heavy & Renovations to lead renovation projects for newly acquired homes and manage heavy-turns for existing properties in your Metro Service Area. You will set standards for turns, supervise construction teams, and align with corporate goals on cost, quality, and schedule.

The role requires strong leadership, construction knowledge, and the ability to coordinate across vendors and internal teams while ensuring compliance with building

Qualifications

  • High School graduate with a valid Driver’s License and reliable transportation.
  • 5+ years of experience as a residential construction project manager or supervisor.
  • Experience managing multiple staff over a geographic region.
  • Strong knowledge of construction/renovation techniques, plumbing, electrical, HVAC, flooring, appliances, landscaping, and irrigation.
  • Mastery of IBC building codes and health & safety regulations.
  • Excellent oral and written communication skills; ability to work independently or in a team.
  • Proficiency in MS Office and real estate software; knowledge of SalesForce and Yardi preferred.

Responsibilities

  • Coordinate internal resources and vendors for renovation/turn projects.
  • Manage resource allocation to minimize downtime and control costs.
  • Review project scopes and change orders with internal teams.
  • Ensure work follows Construction Standards and Quality Standards.
  • Monitor progress with detailed reporting to meet KPIs.
  • Oversee vendor relationships and inventory with National Vendor Management Group.
  • Maintain project documentation and ensure regulatory compliance.

The position assists in establishing policies, processes, procedures, and standards for Turns and Renovations. This position provides leadership of heavy & light construction teams within their defined region and works with Construction leadership to establish the strategic direction of company goals, initiatives, and processes. The Construction Manager - HC oversees the management of the vendor base within their Metro Service Area (MSA). The Construction Manager - HC is responsible for several key performance indicators including Cost, Quality and Schedule of associate and vendor performance.ESSENTIAL FUNCTIONSCoordinate internal resources and vendors for the execution of renovation or turn projectsManage resource allocation to ensure completion of all projects across the portfolio to minimize downtime, ensure quality and control costsReview project scopes and change orders - communicate with internal teams as neededEnsure scoped work follows company Construction Standards and Quality StandardsMonitor and track the progress of all projects in a detailed mannerManage changes to the project scope, project schedule and project costsOversee vendor relationships/performance in conjunction with the National Vendor Management GroupOversee all Fleet aspects and Inventory ControlMonitor daily, weekly and monthly reporting to ensure KPI’s are met and to manage resourcesResponsible to comply with the Company’s national procurement policy and programResponsible for accurate tracking and reporting of all workEnsures workplace safety standards and practices are upheldEnsure all projects are compliant with local, state and federal building and safety regulationsResponsible for hiring and training of Construction Superintendent positionsOversee training of associates on process/procedures and implementation of corporate initiatives. Identify training opportunities/needsAssist the Regional Construction Director with staffing forecasts and adding positions timely based on the MSA needsAccurately track and report all workAssist in creation and circulation of weekly, monthly, quarterly and annual reporting by making sure all information pertaining to duties is accurately reported or updated.Maintain comprehensive project documentationMeet budgetary objectives and adjust project constraints based on financial analysisCommunication within the MSA Team and National OperationsQUALIFICATIONSHigh School graduate with a valid Driver’s License in the work state and reliable transportation5 years or more years of experience as a residential construction project manager, senior superintendent or production home builder/superintendentExperience in managing multiple staff members over a geographic regionExtensive knowledge of Construction/Renovations Techniques/Processes, Plumbing,Electrical, HVAC, Flooring, Appliances, Landscaping and Irrigation Systems as they relate to residential homesMastery of general IBC building codes and rental property health and safety regulationsExcellent oral and written communicationAbility to work efficiently and multi-task in a fast-paced environmentProven record of working independently and with minimal supervisionAn effective team player with a positive attitudeAbility to work flexible hours which may include some weekends, after hours emergenciesand overnight travel for company meetingsBasic computer skills.
