Job summary

SPECTRAFORCE is seeking a Construction Project Manager to oversee onsite data center fitouts in leased properties across North America. You will lead coordination between contractors, designers, landlords and vendors, manage scope, schedules, and costs, and drive efficiency through process improvements.

Preferred candidates have 7–10 years in data centers or critical infrastructure, CPM scheduling experience (Primavera P6), and a strong command of electrical and mechanical systems.

Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, Electrical Engineering, Mechanical Engineering or equivalent.
  • 7-10 years of experience in data center/critical infrastructure design or construction.
  • Knowledge of electrical, mechanical and connectivity systems.
  • CPM scheduling knowledge and familiarity with Primavera P6.
  • Experience in commissioning retrofit and new leased data center build outs.
  • Experience managing multiple projects with budgets ranging from 600k to 100M dollars.

Responsibilities

  • Manage onsite construction, commissioning, and turnover of Data Center Fitout projects in leased properties.
  • Support the Lead CM including contractor, designer, and vendor management.
  • Own construction scope including retrofits and build outs across North America.
  • Coordinate with Contractors, Landlords, Consultants and Cross Functional Partners.
  • Lead at-site construction by fostering relationships with partners, consultants, vendors, landlords and contractors.
  • Identify opportunities to drive efficiency through innovation, process, and accountability.
  • Plan and scope projects with cross functional partners to sequence and package work scopes.
  • Aid in creating and maintaining project schedules with Project Controls and Scheduling.
  • Manage cost change processes and negotiate pricing with cross-functional teams.
  • Manage schedule risks to ensure predictable turnover dates and capacity delivery.
  • Conduct monthly WIP walks and site walks to verify progress and handover conditions.
  • Manage relationships with contractors and designers.
  • Assist with developing capital budgets and ROM cost estimates.
  • Manage monthly CapEx forecasting for project costs.
  • Provide analysis from weekly status reports (financial, schedule, QC).
  • Manage MOPs for retrofit/remedy work in live data centers.
  • Facilitate interaction between Contractors, Client, and QA/QC teams.
  • Responsible for Project Closeout.

Job description

Responsible for managing the onsite construction, commissioning, and turnover of Data Center Fitout projects in leased properties.

Support the Lead CM as needed including contractor, designer, and vendor management.

Ownership of the construction scope, including retrofits of existing data halls and build outs of new spaces within the leased portfolio across North America.

Provides project coordination between Contractors, Landlords, Consultants and Cross Functional Partners.

Provide construction leadership at the site by developing and maintaining strong relationships with our cross functional partners, consultants, vendors, landlords and contractors.

Identify, define, and gain cross functional alignment around opportunities to drive efficiency through innovation, process, and accountability.

Provide project planning and scoping by working with cross functional partners and internal customers to identify, sequence and package work scopes for execution.

Aid in the creation and maintenance of project schedules with support from Project Controls and Scheduling.

Manage the cost change process and negotiate best pricing in partnership with cross functional / matrixed team members in cost and schedule.

Manage the schedule and associated risks to ensure reliable and predictable turnover dates. Reporting upward on opportunities, risks, and mitigations to ensure predictable delivery of capacity.

Responsible for monthly WIP walks to validate work in place for invoicing and regular site walks amongst Contractors, Landlord, consultants and cross functional partners to track progress and confirm handover conditions are met.

Manage relationships with the contractor, and designer.

Assist with developing capital project budgets and provide ROM construction cost estimates.

Manage monthly CapEx forecasting for all project related costs.

Provide analysis and action plan based on weekly project status report (financial, schedule, Q/C).

Manage Method of Procedures (MOPs) for any retrofit/remedy work in live data center.

Facilitates interaction between Contractor, Client and 3rd party QA/QC teams.

Responsible for Project Closeout.

Escalates key issues quickly to Construction Manager.

Promote and model an attitude of continuous improvement, partnership, and teamwork in behaviors and communications.

Support and lead an industry leading safety culture and program.

Approximately 50% travel to support project sites across North America.

Preferred Qualifications:

Bachelor's degree in Construction Management, Civil Engineering, Electrical Engineering, Mechanical Engineering or equivalent degree and/or minimum of 7-10 years professional experience in any combination of construction, operations, maintenance, and project planning.

7 - 10 years experience directly related to the design or construction of data centers/critical infrastructure.

General knowledge of electrical, mechanical and connectivity systems.

Ability to manage multiple projects at a time in different phases.

Mission Critical, infrastructure, and/or Data Center Construction Experience .

Experience in commissioning of retrofit and new leased data center build outs.

Knowledge of CPM scheduling practices and familiarity with Primavera P6 software.

Functional in MS Office products (e.g. Word, Excel, and PowerPoint etc.).

Additional Requirements:

Needs to be able to travel as needed.

Experience managing multiple projects simultaneously ranging from 600k to $100M.

Past experience working in leased facilities is preferred but not mandatory.

50% Travel to sites across North America as needed.
