Job summary

  • Familiarity with OSHA guidelines and construction safety practices.

Responsibilities

  • Schedule Trade Partners and vendors to ensure timely starts and completion.
  • Perform quality control duties on all work.
  • Communicate procurement, change orders, and scheduling to the project team.
  • Ensure Trade Partners execute and comply with contracted scope of work.
  • Coordinate required inspections with local jurisdictions.
  • Ensure safety, health, and environmental quality standards are met by trades.
  • Identify conflicts in construction progress and inform the team.
  • Maintain a daily job-site log of activities.
  • Verify trade partners address deficiencies identified by the project team.
  • Walk jobs daily to monitor progress and assist in planning.
  • Issue notices of non-compliance to Trades when needed.
  • Keep job sites safe, clean, and organized.
  • Update scheduling and task-management software daily for each home.
  • Assist in obtaining permits or revisions when required.
  • Gather and track project material submittals and approvals.
  • Work with purchasing to adjust scope as needed.
  • Daily drive/walk-throughs to monitor site conditions.
  • Complete punch lists and ensure tasks are closed out.

The Construction Manager is responsible for the daily operations, from planning projects to overseeing the completion of new home construction.

Required Knowledge, Skills, and Abilities
  • Strong knowledge of project management methodologies, tools, and software.
  • Computer skills including Microsoft 365, Google, and construction management software.
  • Leadership and interpersonal skills, with the ability to motivate and inspire teams to achieve high levels of performance and collaboration.
  • Analytical, problem-solving, and conflict-resolution skills, with the ability to make sound decisions under pressure and resolve conflicts effectively.
  • Strong knowledge of construction methods, building codes, and regulations, with experience in residential construction.
  • Excellent communication skills, with the ability to effectively communicate with stakeholders at all levels, both orally and in writing.
  • Ability to work with sensitive information.
  • Ability to maintain accurate project documentation and strong organizational skills.
  • Ability to perform duties at multiple job sites simultaneously.
  • Strong knowledge of construction procedures, equipment, and OSHA guidelines.
Duties/Responsibilities
  • Schedule Trade Partners' and vendors to ensure a timely start and completion of all tasks and scopes of work.
  • Perform quality control duties and responsibilities of all work being performed.
  • Communicate with the project team regarding procurement, change orders, and scheduling.
  • Ensure Trade Partners are fully executing and complying with the contracted scope of work.
  • Coordinate required inspections with local jurisdictions.
  • Ensure Trade Partners’ compliance with safety, health & and environmental quality standards.
  • Identify conflicts in construction progress and communicate them to the project team.
  • Maintain a daily log of activities on the job site.
  • Ensure trade partners have corrected all deficiencies identified by the project team.
  • Walk all projects daily to monitor activities and assist in future planning.
  • Issue notices of non-compliance to Trades regarding quality of work or scheduling.
  • Ensure that the job site is always kept safe, clean, and organized.
  • Manage and update current scheduling and task management software daily for each assigned home.
  • Occasionally assist in obtaining permits or approval of revisions.
  • Gather project material submittals and maintain records of approvals in designated lot files.
  • Identify areas of work that are outside of the Trade Contractors’ scope and work with the purchasing team to update and manage the scope of work.
  • Drive and walk through each job site daily.
  • Perform job progress and completion of punch list identification and completion.
  • Opening the job site at the beginning of the day and securing the job site at the end of the day.
  • Gather project material submittals and maintain records of approvals at the job site.
  • Effectively use the Trade Partner Task Manager (TPTM) scheduling program daily.
  • Deliver each home 100% complete on time per schedule.
  • All other duties as assigned by supervisor.
