THE OPPORTUNITY

This is a ground‑level execution role supporting our Chicago Asset Manager across a large, active, and varied portfolio of smaller commercial and residential properties throughout the Chicago market. You’ll be responsible for keeping properties running, managing vendors, overseeing renovations and capital work, and making sure projects close on time and on budget. This is not a role for someone who waits to be told what to do. We need someone who walks a property, sees what’s wrong, and already knows who to call. A highly hands‑on role focused on execution rather than administration.

WHAT YOU’LL OWN

• Day‑to‑day maintenance and repair across a portfolio of commercial and residential properties
• Property inspections: identifying deferred maintenance, safety issues, and improvement opportunities
• Sourcing and managing a trusted network of local contractors and vendors
• Obtaining, comparing, and negotiating bids, protecting the company from being overcharged
• Overseeing renovations, unit turnovers, and capital improvement projects
• Monitoring project budgets and timelines; flagging issues early
• Coordinating work with tenants, vendors, and property managers
• Ensuring quality control, work is done right the first time

WHAT WE’RE LOOKING FOR

• Solid background in construction, maintenance, facilities, or property operations
• Strong, established network of reliable Chicago‑area contractors across trades
• Knows building systems well enough to recognize when something’s wrong and when someone is padding a scope
• Experience managing multiple projects at the same time without losing track
• Works independently and takes ownership without needing to be managed
• Comfortable being on properties daily: this is a field role, not an office role

COMPENSATION & STRUCTURE

This role reports to the Chicago Asset Manager and is a full‑time, Chicago‑based position. Compensation is commensurate with experience. A vehicle or vehicle allowance will be discussed as part of the offer.
