Job summary

Upside Search is seeking a Commercial Construction Estimator to prepare detailed cost estimates for lump sum, design-build, and GMP projects across large commercial, hospitality, and mixed-use developments. You will quantify materials, labor, equipment, and subcontractor costs, support RFP responses, review bids, and manage bid packages to protect schedules.

Strong software fluency and communication are required.

Qualifications

• Bachelor's degree in civil or architectural engineering, construction management, or equivalent.
• 5-10 years estimating experience on large commercial, hospitality, mid-rise mixed-use, multifamily or student housing projects.
• Experience estimating full green field packages from site civil to finishes.
• Strong time management, multitasking and interpersonal skills.
• Excellent proposal writing and oral presentation abilities.
• Proficiency with common estimating software (Planswift, Procore, OST, Bluebeam Revu, ProEst, Sage Estimating, WinEst).

Responsibilities

• Prepare complete estimates for lump sum, design-build, GMP and conceptual budgets.
• Itemize materials, labor, equipment and subcontractor costs per scope of work.
• Compile responses for RFPs/RFQs and manage the bid process.

COMMERCIAL CONSTRUCTION ESTIMATOR

Estimator Duties & Responsibilities

• The estimator is responsible for preparing complete and accurate estimates for all
  contract types (lump sum and design -build, GMP, can conceptual estimates)
• Ability to prepare estimates with detail to materials, labor, equipment, and
  subcontractor's costs while following scope of work.
• Participate in compiling technical responses and qualifications for RFP's and RFQ's.
• Compile and manage RFP/RFQ process.
• Review, analyze and accept subcontractor quotes of work to be performed. Prepare
  project bid status reports and ensure compliance with all specifications and contract
  Statements of Work and Bid Invitations. Prepare scope specifications and requirements
  and input project schedules.
• Determining the total cost of materials, equipment, utilities, and labor for construction
  projects.
• Take-off and price all line-item work as appropriate.
• During Programming and Schematic Design stages, provide conceptual budgeting
  support and estimates.
• During Design Development and Construction Document stages, prepare complete
  project estimates with special emphasis on the architectural and structural trades
  including complete labor, material and equipment take-offs extended by unit costs for
  each project component.
• Develop scope, prepare bid packages, and purchase line items necessary for early
  purchase to maintain the schedule. Purchase appropriate coordination, unloading,
  distribution and installation from subcontractors.
• Review subcontractor's proposals for scope, price, schedule, and adherence to the
  subcontract terms and conditions.
• Prepare Subcontract Agreements/Purchase Orders ensuring scope of work is concise and
  accurate.
• Negotiate modifications to the scope of work as necessary.
• Ensuring that relevant documents and budgets are submitted before a bid deadline.
• Keeping track of the latest estimating technology and industry-related techniques.
• Collaborating with other teams, conducting site visits, and providing other services, like
  bid deliveries, when required.

Estimator Qualifications

• Bachelor's degree in civil or architectural engineering, construction management, or an
  equivalent degree.
• 5-10 years of estimating experience, specifically large commercial,
  hotel/hospitality, mid-rise mixed-use, multifamily, Educational, or student housing
  projects.
• Experience in estimating full green field construction packages, from site
  civil/infrastructure, concrete, structures, MEP, through finishes.
• Exceptional time management, multitasking, and interpersonal skills.
• Excellent research, proposal writing, and oral presentation skills.
• Extensive knowledge of best industry practices and standards.
• Advanced computer skills and demonstrable competency with estimating software like
  Planswift, Procore, OST, Bluebeam Revu, ProEst, Sage Estimating, or WinEst
