Construction employee, specifications and bills of quantities

Responsibilities

As an architectural specifications and bill of quantities assistant, you will be responsible for drawing up, supplementing and checking specifications and bills of quantities to support the project architects.

Based on plans and technical documentation, you will select the necessary products, materials, components and labour requirements needed to realise the construction project. You will provide clear descriptions, dimensions and quantities so that the client or contractor can make a detailed cost calculation. You will use a product database (specification type) for this purpose. If a product is not available, you will work with the Project Architect to find suitable alternatives: you will contact manufacturers for product presentations or to request technical specifications.

You check whether the project or parts of the project comply with the applicable standards.

In collaboration with the various disciplines (Stability, Techniques, Architecture, etc.), you ensure that all building materials and products are correctly documented.

You will help the team to keep the product database up to date. You will critically assess the relevance and innovation of new products.

You verify that the data in Revit is correct so that the correct quantities are obtained. You export the quantities from Revit to generate a bill of quantities. Where necessary, you supplement the bill of quantities with manual measurements.

You do not need to be an expert in Revit, but you do need sufficient knowledge to recognise errors in the plans and correct them or report them to the BIM team.

  • You work accurately, in a structured manner and have an eye for detail.
  • You communicate clearly and assertively about quality standards and specification requirements.
  • You are a team player and work well with colleagues from different disciplines (architects, structural and technical engineers, BIM specialists).
  • You identify ambiguities or errors in a timely and constructive manner.
  • You have a degree in Civil Engineering, Architecture or equivalent through experience.
  • Several years of experience as a project architect, in a BIM environment or in a contractor’s tendering department is an advantage.
  • You have thorough knowledge of construction techniques and insight into materials and implementation methods.
  • You are familiar with the relevant standards for the Brussels and Walloon Regions or are able to quickly look them up, interpret them and apply them.
  • Knowledge of CCTB specifications is required; knowledge of VMSW specifications is an asset.

What our colleagues have to say
A challenging job with many responsibilities.

I started out as a designer at B2Ai, advanced to senior project architect and was promoted to head of the practice in Brussels. A challenging job with many responsibilities and your own input. You get the chance to work independently within the overall framework of the agency. Plenty of career-oriented opportunities for growth are on offer.

Every working day is different, varied work in a friendly, collaborative environment with excellent colleagues who are each unique in terms of background, knowledge and interests. An exciting interaction has developed between our in-house architecture, interior design, master planning and engineering departments. Because of the agency’s scale, we work on a wide variety of projects across Belgium and beyond.

Head of practice, B2Ai Brussels

B2Ai is like coming home every morning.

The combination of challenging projects and a free and amicable working environment makes me very happy to work here. B2Ai is like coming home every morning. That’s mainly because of my colleagues.

Despite the fact that we are a large architecture firm, with a certain hierarchy, it does not raise its head often on the shop floor. We work in small, close-knit teams. B2Ai has a lot to offer both personally and professionally. That gives enormous scope to learn and grow.

– Jan Reynders
Project architect, B2Ai Brussels

A great agency for your first steps as an architect.

I chose B2Ai because of the major projects. Competitions that involve a certain complexity and layering; that’s what I like working on as an architect. In the design team, you get time to research and design a project with a vision, thoroughly. That allows you to use your creativity and explore concepts. Then there are workshops, where we look at each other’s designs and brainstorm them. As a trainee, these are educational moments.

Besides work, you will get to know the team well on architectural trips, at architecture cafes, on team building exercises, at after-work drinks or simply over a game of table football. Colleagues become friends. Which makes the workplace still more congenial. All this means that I am still more than happy to have chosen B2Ai. A great agency to take your first steps as a trainee architect. (p.s. – pay for trainees is definitely an advantage too).

– Kjell Lemaire
Trainee architect, B2Ai Roeselare

With the variety of projects, no two days are ever the same.

B2Ai is an agency with an impressive portfolio. With the variety of projects, no two days are ever the same. The challenging projects appeal to me. Personally, I like working here because of the autonomy and responsibilities you get. The diversity of your colleagues’ profiles and experience also ensures that you always have a sounding board. B2Ai has such a diverse range of projects that you can expand or refine your knowledge within specific fields. Our portfolio features both large and small projects, so you can always find the right challenge.

Our offices in Brussels, Ghent and Roeselare are easily accessible making them a good base for a project architect to visit the various sites. Despite its size, B2Ai has remained an agency with a friendly atmosphere. Good collaboration and the many events that are organised contribute to this.
