This position is critical to ensuring the smooth flow of construction financing. Primary duties for oversight and coordination of the disbursement of construction funds to borrows and contractors for commericial construction and housing subdivision loans. Additional duties include providing lending support to Branch Managers, Commericial Lenders, and the Morgage Department as needed.
Essential Duties And Responsibilities
Primary Duties: Builders Control / Construction Disbursement to Contractors
Review construction loan approval to verify conditions for initiating construction disbursements have been met.
Coordinate with Commercial Lenders, Borrower, and General Contractor to ensure all required documentation for the construction disbursement phase has been obtained and executed, including preparation of Disbursement Agreements, prior to the start of construction and collection of any Borrower equity funds required at loan closing.
Initiate meeting with Borrower and Contractor (and outside Voucher Control company, if applicable) to establish standard disbursement procedures that are agreed to and understood by all parties.
Set-up of Built System including entering all loans into accounting system to insure accurate balancing of disbursement files.
Responsible for reviewing voucher packages submitted by general contractor for accuracy, completeness, and compliance with voucher control procedures, including receipt of all required approvals, and lien releases, and W-9 forms.
Order property inspections as needed prior to funding draw requests; collect fees and process related invoices for all required inspections fees.
Request and track for required title policy endorsements through the construction period, including foundation endorsements. Coordinate subdivision closings with Borrower and title. Monitor progress of construction progress and disburse according to loan approval. Coordinate with Lender to obtain additional approvals as required for variances to the original loan approval.
For housing subdivisions, obtain and review pre-sale contacts and loan prequalification letters to ensure borrower is within compliance of covenants.
Revolving credit lines for subdivision financing tracked internally utilizing Excel spreadsheets and Built supported by, and reconciled to, the Bank’s loan system.
Assist with preparation of monthly and quarterly reports related to construction and subdivision status.
Secondary Duties
Organize files for lenders as requested.
Assists in initiating Document Requests for commercial lenders.

EDUCATION and/or EXPERIENCE
High school diploma and three (3) or more years of related experience. Must have prior financial industry experience, in a loan department.
LANGUAGE SKILLS
Ability to read and comprehend instructions, correspondence and memos. Ability to write correspondence. Ability to effectively present information in one-on-one and small group situations to customers and other employees.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratios and percentages.
OTHER SKILLS AND ABILITIES
Computer skills in word processing, spreadsheet and database applications. Familiar with computerized loan documentation/software such as LaserPro. Use of general office equipment. Ability to handle multiple tasks and meet timeframes.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

COMPENSATION & BENEFITS: Starting salary is dependent upon relevant experience and may vary based on the geographic location of the position.
