This role involves reviewing subcontractor bids, auditing change orders, and forecasting monthly cash flow to support project liquidity and timely payments.

Qualifications

• Associates Degree required.
• Proficiency with cost estimation and budgeting for construction projects.
• Experience with quantity takeoffs and BIM models.
• Familiarity with Earned Value Management (EVM).
• Ability to review payment applications and lien waivers.

Responsibilities

• Prepare cost estimates and establish budgets and cost breakdown structures (CBS).
• Perform material takeoffs using architectural drawings, specifications, and BIM models.
• Monitor expenditures and EVM metrics to forecast project cost at completion (VAC/EAC).
• Develop monthly cash flow projections and owner billing schedules.
• Audit, negotiate, and validate subcontractor change orders against market rates and contracts.
• Assist procurement in bids and risk assessments and review G702/G703 payments.
• Perform final financial reconciliations and closeout subcontractor accounts.

Job Description

Budget Development

• Prepare conceptual, schematic, and detailed design-phase cost estimates, establishing accurate baseline budgets and cost breakdown structures (CBS).

Quantity Takeoffs

• Perform comprehensive material takeoffs (QTO) using architectural and engineering drawings, technical specifications, and BIM models.
• Lead VE analyses during design phases to identify cost-saving alternatives without compromising structural integrity or design intent.

Budget Tracking & Earned Value:

• Monitor ongoing expenditures, committed costs, and work-in-place using Earned Value Management (EVM) to calculate Variance at Completion (VAC) and Estimate at Completion (EAC).

Cash Flow Forecasting

• Develop and update monthly cash flow projections and draw schedules to manage project liquidity and owner billing cycles.

Change Order Management

• Audit, negotiate, and validate subcontractor change order requests, evaluating pricing against market rates and contract allowances.

Contract Review

• Assist procurement teams in drafting scope packages, evaluating trade contractor bids, and performing financial risk assessments on major vendors.
• Review monthly payment applications (G702/G703) and lien waivers against verified field progress before authorizing disbursements.

Project Closeout

• Perform final financial reconciliations, settle contingency funds, and audit final subcontractor accounts.
