Job summary

The Town of Bluffton (SC) is seeking a skilled inspector to examine construction sites and structures for compliance with building, plumbing, electrical, gas, energy, and mechanical codes as adopted by the Town.

You will review plans, issue stop-work orders when needed, maintain records, and communicate code requirements to developers, contractors, and the public. The role requires a valid SC driver’s license and five years in building construction.

Qualifications

• High school diploma or equivalent and five years of work experience in building construction.
• Valid South Carolina driver’s license; at least four certifications in Building, Electrical, Mechanical, and Plumbing.

Responsibilities

• Inspect construction sites and structures for compliance with building, plumbing, electrical, gas, energy, and mechanical codes.
• Notes violations and ensures work aligns with approved plans; prepares site reports and maintains inspection history in tracking system.
• Interpret codes and regulations and explain permit and compliance conditions to stakeholders.
• Keep daily logs with photographs for recordkeeping and verification.
• Use survey instruments and test equipment to perform inspections.
• Verify alignment, level, and elevation of structures against specifications.
• Document records of inspections, regulatory actions, and issue notices to correct code violations.
• Communicate code requirements to developers, engineers, architects, property owners, and the public.
• Investigate complaints and stop-work orders as needed.
• Review/approve/deny single-family plans for compliance and determine required inspections.
• Educate and train superintendents and subcontractors on code and compliance.
• Participate in post-disaster recovery inspections when applicable.
• Coordinate with parties to maximize efficiency of operations.
