Job summary

Neumann Brothers, Inc. is seeking a Construction Assistant Project Manager to oversee the profitable management of small construction projects or larger ones under direct supervision.

The role involves negotiating, composing, and executing subcontracts and purchase orders, tracking changes with trade partners, and maintaining project documentation while representing Neumann's core values. You will support project setup, cost, schedule, QA/QC, and closeout activities; assist with risk management;

Qualifications

  • Bachelor’s Degree in construction management, engineering or related field.

  • Develop and update Project Schedules
  • Write commitments for trade partners
  • Manage all updated Project documentation
  • Track and manage Project costs
  • Collect, track and approve Change Management for Project
  • Promote Safety culture throughout Company and Project
  • Lead Punch Management process for Project
  • Perform QA/QC on Project
  • Perform Warranty process on Project
  • Perform Closeout process on Project
  • Develop project estimates from conception to contract execution including quantity take-off and estimating work on project pursuits.

Education

Bachelor’s Degree in construction management, engineering or related field

Job Title: Construction Assistant Project Manager

Reports to: Director of Project Management

Job Summary

The Assistant Project Manager is responsible for the overall profitable management of small construction project(s) or, under direct supervision, a larger project. The Assistant Project Manager negotiates, composes, and executes subcontracts / POs and trade partner changes within Signature Authority. Critical thinking, planning, and team building skills are critical for success. The Assistant Project Manager is a daily representative of Neumann and must demonstrate our core values.

Primary Functions
  • Construction Project Management Core Competencies
    • Assists with new Project Set Up
    • Assist and Perform Submittal review and tracking for Project
    • Assist and Perform Schedule development and update management of Project
    • Assist and Perform Commitment writing for trade partners on Project
    • Perform project Document Management of all updated Project information
    • Assist and Perform Cost Management tracking of Project
    • Assist and Perform Change Management collection, tracking and approvals for Project
    • Advocate for Safety culture throughout Company and Project
    • Lead and Collect Punch Management process of Project
    • Assist and Perform QA/QC process on Project
    • Perform Warranty process on Project
    • Perform Closeout process on Project
  • Perform the development of project estimates from conception to contract execution including performing quantity take-off and estimating work on project pursuits.

    • Assist with implementing strategic initiatives within the organization
  • Client Acquisition
    • Learn to engage with potential clients and document their activities in the CRM
  • Project Acquisition
    • Perform the development of RFP responses
    • Perform pre-construction services to potential clients

    • Maintain relationships with existing and past clients
    • Hone relationships with existing and past clients to provide future work for Neumann
  • Community Engagement
    • Represent Neumann, its mission and core values in the community
    • Identify potential clients and potential work before peers
  • Talent Acquisition & Retention
    • Attract strong talent to Neumann
    • Mentor and support other Neumann employees in their development.
Physical Demands
  • Duties will include standing, walking, sitting, reaching with hands and arms, climbing or balancing, stooping or kneeling, talking and hearing, and use of fingers and hands to feel objects, tools, or controls. Including, climbing ladders, scaffolds, structures, etc. (above and below ground level) while maintaining balance and reaching in all directions.
  • Must occasionally lift, push, pull, or move up to 35 lbs.
Working Conditions
  • While in the office relatively free from unpleasant environmental conditions or hazards.
  • Conditions will vary at each project location but may include extreme temperatures and exposure to other physically challenging environmental factors.
  • May occasionally be exposed to high noise levels and/or hazardous materials while on job sites.
Schedule

Expected to work at least 40 hours per week. However, hours may vary significantly based on business needs. Project deadlines and critical construction phases may require extended workdays and weekend hours, sometimes on short notice.

Travel

The job will be performed in an office environment, on a construction project job site, and with owners or project partners at their offices or other meeting sites. Personnel are responsible for their own transportation.

Supervisory Responsibilities
  • Project Engineers, Project Engineer Co-ops and Interns as assigned.
Required Education & Experience
  • Bachelor’s Degree in construction management, engineering or related field or comparable experience in the field.
Other Duties
  • May be asked to assist in other functions of the company as needed.
